Pipe Boots, Vents & Penetrations: The Hidden #1 Leak Source
If we had to bet on one cause for a Las Vegas roof leak before getting on the roof, it would be a pipe boot. Here's why.
Why pipe boots fail
The rubber or neoprene boots that seal around plumbing vent pipes are directly exposed to the desert sun. Over years of UV and heat, the rubber hardens, cracks, and splits — and once it does, water runs straight down the pipe and into the home.
Every penetration is a risk
It's not just plumbing vents. Old antenna mounts, abandoned AC penetrations, exhaust vents, and conduit all create holes that depend on a seal. When those seals fail or were never done right, they leak.
Cheap to fix early
A failing boot caught early is one of the least expensive roof repairs there is. Left alone, it causes ceiling, insulation, and framing damage that costs far more. A quick inspection catches them before the next storm.
