We repair tile, shingle, metal, and flat roofs — and we lead with leak diagnosis, because most of the roof problems we see in Southern Nevada are repairable without a full replacement. Tile repair is our flagship. The Las Vegas Valley is a tile-roof town, and we know these roofs inside out — from cracked and slipped tiles to the underlayment and flashing failures underneath that cause most tile-roof leaks. If you have a tile roof, you're calling a company that repairs them every week. Our approach is simple: find the real source of the problem, fix it correctly, and back it with a 5-year leak-repair warranty. We will tell you honestly whether your roof needs a targeted repair or has reached the end of its service life. You get a licensed roofer's assessment, not a sales pitch for a new roof you may not need. ### Repair First — Replace Only When You Need To A roof leak almost never means the entire roof has failed. On the tile roofs that dominate Las Vegas, the tiles themselves can last 50 years or more — what fails is usually the underlayment, flashing, or a handful of cracked or slipped tiles. We diagnose the actual failure point and repair it, rather than defaulting to a costly tear-off. When a roof genuinely is at the end of its life, we say so plainly and quote a re-roof. But for the majority of service calls across Henderson, Summerlin, and North Las Vegas, the right answer is a precise repair that solves the leak and protects the home for years. ### What happens when you call about a leak Call or text photos to (725) 502-3114. We look at the inside and the outside, find where the water gets in, show you what we found, and give you a free written estimate before any work begins. Many leaks are diagnosed and repaired in a single visit. See a leak visit from start to finish. ### What We Repair Roof leaks — the leading reason homeowners call us. We trace the leak to its source and repair it, then warranty the fix for 5 years. Cracked, slipped, and broken tiles — Las Vegas wind and foot traffic crack and dislodge tiles. We replace damaged tiles and reseat slipped ones, matching the existing profile and color wherever possible — and sourcing salvaged or discontinued tile when a modern match isn't made anymore. Underlayment tear-off and replacement — most tile-roof leaks are underlayment failures, not tile failures. We lift the tile over the affected area, tear off the brittle old felt, install new high-temperature underlayment and flashing, and reset your original tile. Flashing and valley repair — chimneys, skylights, walls, roof-to-wall transitions, and the valleys where two roof planes meet and monsoon water concentrates. Failed flashing is one of the most common leak sources in the desert. Ridge, mortar, and bird stops — cracked ridge mortar, loose ridge tile, and missing or broken bird stops at the eave let water and pests in. We reset ridges and replace bird stops as part of a proper tile repair. Pipe boots and penetrations — the rubber boots around plumbing vents dry out and crack in the UV, then leak. Re-booting penetrations is a fast, high-value repair. Storm, wind, and monsoon damage — after monsoon season, we repair wind-lifted shingles, displaced and cracked tiles, and water intrusion, and we button roofs up ahead of the summer storms. ### Why Desert Roofs Fail Where They Do Southern Nevada roofs are punished by intense UV, daily thermal cycling, and sudden monsoon downpours. Sealants dry and crack, rubber pipe boots harden and split, and felt underlayment becomes brittle. Wind lifts and slips tiles, and flash-flood rain finds any weak penetration. These are predictable failure points — which is exactly why a targeted repair, done by a roofer who knows the desert, restores a roof so effectively. ### The 5-Year Leak-Repair Warranty Every leak repair we perform is backed by a 5-year warranty. If a leak we repaired returns within that period, we come back and make it right. That guarantee is only possible because we find the true source of the leak instead of patching symptoms — see our roof leak detection service for how we do it. Q: Does a roof leak mean I need a new roof? A: Usually not. Most Las Vegas roof leaks come from failed flashing, cracked or slipped tiles, dried-out pipe boots, or localized underlayment failure — all of which are repairable. We diagnose the real source and recommend a repair when a repair will solve it. We only recommend a full re-roof when the roof has genuinely reached the end of its service life, and we'll explain exactly why. Q: Why does my tile roof leak when the tiles look fine? A: Most often the layer under the tile has failed, not the tile. Tile can last 50 years or more, and old felt underlayment typically fails in about 20 in our climate. The repair is usually a targeted fix or an underlayment replacement, and your original tile is reset. Here is what fails and what the repair involves. Q: How much does roof repair cost in Las Vegas? A: It depends entirely on the cause and extent of the damage — a single cracked pipe boot is a small job, while widespread underlayment failure is larger. Because every roof is different, we provide a free, no-pressure inspection and a written estimate for your specific roof before any work begins. Call 725-502-3114 to schedule. Q: Do you warranty roof repairs? A: Yes. We back roof-leak repairs with a 5-year leak-repair warranty. If the leak we fixed returns within the warranty period, we return and correct it at no charge. Q: Can you match my existing roof tiles? A: In most cases, yes. We carry and source common Southern Nevada concrete tile profiles and can often match or closely blend replacement tiles. For discontinued tiles, we can sometimes relocate tiles from inconspicuous areas and use new tile there. We'll assess matching during the inspection. Q: How fast can you respond to a roof leak? A: Active leaks are a priority. Call or text photos to 725-502-3114 and we'll triage quickly. For emergencies during monsoon season, we can often tarp and protect the area fast, then schedule the permanent repair. While you wait, stay off the roof, catch the water, and move belongings out of the way. The full first-hour list is here. Q: Are you licensed to repair roofs in Nevada? A: Yes. City Seamless Roofing is a licensed, bonded, and insured Nevada contractor (C-15 #85215, C-14 #82656, C-13 #81881). Roofing work in Nevada should only be performed by a licensed roofing contractor. ## SERVICE: Roof Leak Detection & Repair URL: https://cityseamlessroofing.com/products-and-services/roof-leak-detection/ If your roof is leaking, call or text photos to (725) 502-3114. Finding a roof leak is harder than fixing one. Water rarely enters where it shows up inside — it travels along underlayment, decking, and framing before it drips through a ceiling. The companies that struggle with leaks are the ones that guess. Leak detection is our specialty, and it is the foundation of everything City Seamless Roofing does. We pinpoint the true entry point of a roof leak quickly and accurately — most of the time without tearing the roof apart — then repair it and back the repair with a 5-year leak warranty. If you have a stubborn leak that another company couldn't solve, this is exactly the call to make. ### Leaking right now? Do these four things first Stay off the roof. Desert roofs are hot, steep and slick with grit, and worse when wet. Catch the water with a bucket, and move furniture and belongings out from under it. Take photos of the stain and write down when it shows up and what the weather is doing. Call or text the photos to (725) 502-3114. Our guide to the first hour of a roof leak has the full list. ### Why Leaks Are So Hard to Find on Desert Roofs On a Las Vegas tile roof, water can enter through a single cracked tile, a failed pipe boot, or a hairline gap in flashing, then run down the underlayment for several feet before finding a nail hole or seam to drip through. By the time it stains a ceiling, the visible damage can be far from the actual entry point. Chasing the stain instead of the source is why so many leak 'repairs' fail. We work the other direction — from symptom back to source — using the roof's geometry, water-travel patterns, and the predictable failure points of desert roofing to isolate exactly where the water gets in. ### Where the Leak-Finding Comes From: 150 Slot Canyons Cody Peterson, owner of City Seamless, has been through about 150 slot canyons, and most of them were full of water. A slot canyon is cut by water. Go through enough of them and you see how water really moves: it takes the low path, it gets into the thinnest crack, and it comes out far from where it went in. A roof leak works the same way. The stain on your ceiling is where the water came out, not where it got in. Finding where it got in is the job, and it is the part of roofing we are best at. In Cody's words: "I understand water the way a hydrogeologist does. I am the best you will find in Las Vegas at finding leaks." ### How We Pinpoint a Roof Leak Interior and exterior assessment — we start with the evidence: where the stain is, the roof slope above it, and the penetrations and transitions in that path. Inspection of the usual suspects — flashing at walls, chimneys, and skylights; pipe boots and vents; valleys; cracked, slipped, or broken tiles and the underlayment beneath them; ridge mortar and bird stops; and low-slope transitions where monsoon water pools. On tile roofs — the bulk of what we work on — the leak is usually under the tile, not the tile itself. Targeted water testing when needed — controlled testing to confirm the entry point before any repair, so we fix the real problem the first time. Clear explanation — we show you what we found and why it leaks, then repair it and warranty the fix. ### The Most Common Leak Sources We Find Across Southern Nevada, the recurring culprits are dried and cracked pipe boots, failed or improperly installed flashing, cracked and slipped tiles from wind, aged and brittle underlayment, unsealed penetrations left behind by old antennas or AC work, and low-slope areas that pool during monsoon storms. Knowing these patterns is what lets us find leaks fast. ### Backed by a 5-Year Leak Warranty Because we find the true source instead of patching symptoms, we can stand behind our work. Every leak we repair is covered by a 5-year leak-repair warranty. If it leaks again in that window, we make it right. Q: Can you find a leak another roofer couldn't? A: Often, yes — that's our specialty. Leaks that defeat other companies are usually being chased at the stain instead of the source. We work from the symptom back to the true entry point, accounting for how water travels along underlayment and framing before it shows inside. Q: Do you have to tear off my roof to find the leak? A: Most of the time, no. We pinpoint the great majority of leaks without a tear-off by reading the roof's geometry and inspecting the predictable failure points. We only open up roofing where the diagnosis requires it, and we explain before we do. Q: How quickly can you find and fix a roof leak? A: Active leaks are a priority. Call or text photos to 725-502-3114 for fast triage. Many leaks are diagnosed and repaired in a single visit; larger underlayment or flashing issues are scheduled promptly after diagnosis. Q: Is the leak repair guaranteed? A: Yes — every leak repair carries a 5-year leak-repair warranty. If the leak returns within the warranty period, we come back and correct it. Q: My ceiling is stained but I don't see roof damage. What now? A: That's normal — the entry point is rarely directly above the stain. Don't wait; trapped moisture causes mold and framing damage. Not sure the roof is even the cause? Here is how to tell a roof leak from an air conditioner or plumbing leak, using checks you can make from inside the house. Call 725-502-3114 and we'll trace it to the source. Q: My roof only leaks in heavy rain or strong wind. Why? A: Hard or sideways rain can reach small gaps at flashing edges, under tile and around pipe boots that stay dry in light rain. The gap is open every time it rains, so it is worth finding. Here is where those gaps hide. Call or text photos to (725) 502-3114. ## SERVICE: Tile Roofing URL: https://cityseamlessroofing.com/products-and-services/tile-roofing/ Tile is the signature roof of Southern Nevada. The Mediterranean, Spanish, and Southwestern homes across Henderson, Summerlin, and the Las Vegas Valley are overwhelmingly topped with concrete or clay tile — and for good reason: tile is heat-resistant, fire-resistant, and lasts 50 years or more in the desert sun. City Seamless Roofing installs, repairs, and relays tile roofs — and tile repair is our flagship. The most important thing most tile-roof homeowners don't know is that the tile usually outlives what's underneath it, so a leaking tile roof is far more often a repair job than a replacement. That repair-first honesty, and knowing tile inside out, is where we do some of our most valuable work. ### The Tile Lasts. The Underlayment Doesn't. Here is the single most important fact about tile roofs in Las Vegas: the tile can last 50 to 100 years, but the underlayment beneath it does not. Traditional asphalt-felt underlayment typically fails in about 20 years in our climate — sometimes sooner. When the underlayment goes brittle and cracks, the roof leaks, even though the tile on top still looks perfect. This is why so many homeowners are surprised by a leak on a 'good' tile roof. The fix is usually not new tile — it's a lift-and-relay: we carefully remove the existing tile, replace the underlayment and flashing with modern materials, and reset the same tile. You keep your roof's look and pay a fraction of a full new-tile cost. ### Tile Lift-and-Relay (Underlayment Replacement) If your tile roof is 20 or more years old and starting to leak, a lift-and-relay is almost always the right answer. We pull the tile, install new high-temperature synthetic or rubberized underlayment that far outlasts old felt, replace worn flashing and pipe boots, and re-lay your original tile. The result is essentially a new roof system under your existing tile, often with a 25–35+ year underlayment life. We inspect underlayment age and condition during every tile-roof estimate, so you know exactly where your roof stands. ### New Tile Roofs & Tile Matching New tile roofs — we install concrete and clay tile in the profiles common to Southern Nevada architecture, with proper underlayment, flashing, and ventilation built for the desert from day one. Tile repair and matching — our flagship work. Wind and foot traffic crack and slip tiles; ridge mortar cracks and bird stops break; valleys and flashing fail. We replace and reseat tile, rebuild ridges, and repair valleys and flashing, matching existing profiles and colors wherever possible. For discontinued tile we source salvaged matching tile or relocate matching tile from hidden areas and use new tile there. Most tile 'roof failures' are really underlayment failures — see our roof repair and lift-and-relay work above. Concrete vs. clay — concrete tile is the Las Vegas standard: durable, cost-effective, and available in many profiles. Clay offers richer color retention and a traditional look. We'll help you choose based on your home, HOA, and budget. ### Built for HOA Communities Much of the valley's tile housing sits in HOA communities with specific roof requirements. Because a lift-and-relay reuses your existing tile, it keeps your roof visually identical — which keeps HOAs happy. For new tile and repairs, we work to match approved profiles and colors. Q: My tile roof is leaking but the tiles look fine. Why? A: Almost certainly the underlayment beneath the tile has failed. Tile lasts 50+ years, but asphalt-felt underlayment usually fails around 20 years in the Las Vegas climate. The fix is a lift-and-relay: we remove the tile, replace the underlayment and flashing, and reset your original tile — no new tile required. Q: What is a tile lift-and-relay? A: It's the process of carefully removing your existing roof tiles, replacing the underlayment and flashing underneath with modern, longer-lasting materials, and re-laying the same tiles. It restores the roof to like-new performance while keeping your existing tile and look, at a fraction of the cost of all-new tile. Q: How much does a tile roof cost in Las Vegas? A: Tile re-roofs and lift-and-relays in Las Vegas generally fall in the range of about $8 to $20 per square foot depending on tile, underlayment, roof complexity, and access — but every roof is different. We provide a free, written estimate for your specific roof. Call 725-502-3114. Q: How long does a tile roof last? A: The tile itself can last 50 to 100 years. The underlayment beneath it lasts far less — roughly 20 years for old felt, 25 to 35+ years for modern synthetic underlayment. Plan on at least one underlayment relay during the life of a tile roof. Q: Can you match my discontinued roof tile? A: Often, yes. We can frequently match common Southern Nevada profiles, and for discontinued tile we can relocate matching tile from inconspicuous areas (like behind a parapet) and install new tile there. We assess matching during the estimate. Q: Is concrete or clay tile better for Las Vegas? A: Both perform well in the desert. Concrete tile is the local standard — durable, affordable, and widely available in matching profiles. Clay holds color longer and offers a premium traditional look at a higher cost. We'll recommend based on your home and HOA. ## SERVICE: Shingle Roofing URL: https://cityseamlessroofing.com/products-and-services/shingle-roofing/ Asphalt shingles are a cost-effective, versatile roofing choice found on many Las Vegas homes, particularly tract neighborhoods and homes with steeper-pitched roofs. City Seamless Roofing installs and repairs architectural (dimensional) asphalt shingles built to handle the extremes of the Mojave Desert. Not all shingles are equal in the desert. We specify heat-rated, high-quality architectural shingles from established manufacturers — engineered for UV resistance and wind ratings that matter when monsoon gusts hit. ### Shingles Built for the Desert The Las Vegas sun is hard on asphalt. Cheap three-tab shingles bake, curl, and lose granules quickly in our UV and heat. We install architectural shingles with higher weather and wind ratings, and we offer cool-rated, reflective shingle options that reduce attic heat gain and help with summer cooling costs. Proper installation matters as much as the shingle. Correct underlayment, starter strips, sealed penetrations, and proper ventilation are what make a shingle roof last its full 20–30 year life in our climate. ### New Shingle Roofs & Re-Roofs Full re-roofs — we tear off the old roof, inspect and prepare the decking, install fresh underlayment and flashing, and lay new architectural shingles. A clean tear-off (rather than layering over old shingles) is the right way to do it in the desert. New construction and additions — proper shingle systems on new builds and room additions, integrated with existing roofing. Repairs — wind-lifted and missing shingles, damaged flashing, and leak repair on shingle roofs, backed by our 5-year leak warranty. ### Cool-Rated & Energy-Smart Options Reflective, cool-rated shingles bounce more of the sun's energy off the roof instead of absorbing it into the attic. In a climate where summer roof temperatures soar, that translates to a cooler attic and lower cooling bills. We'll walk you through cool-roof shingle options during your estimate. Q: How long do asphalt shingles last in Las Vegas? A: Quality architectural shingles typically last 20 to 30 years in our climate, depending on the product, color, ventilation, and installation. The intense UV and heat shorten the life of cheap three-tab shingles considerably, which is why we install higher-grade, heat-rated architectural shingles. Q: How much does a shingle roof replacement cost in Las Vegas? A: Asphalt shingle re-roofs in Las Vegas generally run in the range of about $3.50 to $5.50 per square foot installed, with typical whole-home projects often falling between $15,000 and $25,000 depending on size, pitch, and tear-off. Every roof is different — we provide a free written estimate. Call 725-502-3114. Q: Are shingles a good choice in the desert heat? A: Yes, when you use the right product. Heat-rated architectural shingles — especially cool-rated reflective options — perform well in Las Vegas and cost less than tile or metal. The key is quality shingles, proper ventilation, and correct installation. Q: Should I layer new shingles over old ones? A: We don't recommend it in the desert. Layering traps heat, hides decking and underlayment problems, and shortens roof life. A proper tear-off lets us inspect the deck, install fresh underlayment and flashing, and give you the full rated lifespan. Q: Do you warranty shingle roof repairs? A: Yes. Shingle leak repairs carry our 5-year leak-repair warranty, and full re-roofs include both a workmanship warranty and the manufacturer's material warranty. ## SERVICE: Metal Roofing URL: https://cityseamlessroofing.com/products-and-services/metal-roofing/ Metal roofing is the longest-lasting option for Southern Nevada homes — and one of the best performers in our climate. A quality metal roof lasts 40 to 70 years, resists fire, sheds water and wind, and reflects solar heat as a 'cool roof,' helping cut summer cooling costs. City Seamless Roofing installs standing-seam and metal-tile profiles for homeowners who want a roof that outlasts everything else, in a clean modern or traditional look. ### Why Metal Performs in the Mojave Metal handles the desert's three biggest stressors — UV, heat, and wind — better than almost any material. It doesn't crack like tile underlayment, curl like cheap shingles, or absorb heat the way dark asphalt does. Reflective and cool-rated metal finishes bounce solar energy away from the home, and metal's wind resistance is excellent for monsoon gusts. Metal is also among the most fire-resistant roofing materials available — a real consideration in the arid Southwest. ### Standing Seam & Metal Tile Standing seam — concealed-fastener panels with raised seams for a clean, modern line. The hidden fasteners mean fewer penetrations and fewer potential leak points, which is ideal for the desert. Metal tile and metal shingle profiles — for homeowners who want metal's longevity with a more traditional tile or shingle appearance, including HOA-friendly looks. Both are installed over proper underlayment with correct flashing and detailing for long, leak-free service. ### A Long-Term Investment Metal costs more up front than shingle, but its 40–70 year lifespan, low maintenance, energy savings, and durability make it one of the best long-term values in roofing — especially for a home you plan to keep. We'll lay out the costs and trade-offs honestly during your estimate. Q: How long does a metal roof last in Las Vegas? A: A quality metal roof lasts 40 to 70 years in our climate — longer than any other common roofing material. Metal resists UV, heat, wind, and fire, and requires very little maintenance over its life. Q: How much does metal roofing cost in Las Vegas? A: Metal roofing generally runs in the range of about $7 to $10+ per square foot installed depending on the profile and metal, more for premium standing-seam systems. It costs more than shingle up front but lasts far longer. We provide a free written estimate for your roof — call 725-502-3114. Q: Is a metal roof hot in the desert? A: The opposite — reflective, cool-rated metal finishes bounce solar heat away from the home rather than absorbing it, which keeps attics cooler and can lower summer cooling bills. Metal is one of the best 'cool roof' options for Las Vegas. Q: Will a metal roof be noisy when it rains? A: No. Installed over solid decking and underlayment, a modern metal roof is no louder than any other roof. The 'tin roof' noise people imagine comes from metal over open framing, not a properly installed residential system. Q: Can metal roofing look like tile or shingle? A: Yes. Metal-tile and metal-shingle profiles give you metal's longevity and performance with a traditional appearance, including options suited to HOA communities. Standing seam offers a clean modern line. ## SERVICE: TPO & PVC Roofing URL: https://cityseamlessroofing.com/products-and-services/tpo-pvc-roofing/ Flat and low-slope roofs need a completely different system than pitched tile or shingle roofs. For these roofs — common on modern homes, additions, patio structures, and commercial buildings across Las Vegas — City Seamless Roofing installs single-ply membrane systems: TPO and PVC. These systems create a continuous, watertight, highly reflective surface engineered for ponding resistance and the punishing desert sun. ### TPO & PVC Single-Ply Membrane TPO (thermoplastic polyolefin) is a workhorse single-ply membrane — bright white and highly reflective, heat-welded at the seams into a continuous watertight surface. Its reflectivity makes it an excellent cool roof for Las Vegas, cutting heat gain on flat roofs that bake all summer. PVC membrane offers similar reflectivity with excellent chemical resistance and extremely strong welded seams — a premium choice for demanding flat-roof applications. Both are far more reliable than the old built-up tar-and-gravel and roll-roofing systems they replace. ### Systems We Don't Install — and Why We want to be clear about two flat-roof systems City Seamless does not install. Torch-down (torch-applied modified bitumen) is an older method where rolled asphalt sheets are melted onto the roof with an open flame; it's still around, but it's not something we do. Spray polyurethane foam (SPF), sometimes called a spray-foam roof, is a sprayed-on foam layer sealed with a coating that has to be recoated every several years to keep working; we don't install that either. For flat and low-slope roofs in Las Vegas, we install reflective TPO or PVC single-ply membrane instead — a bright, heat-welded, watertight surface built for ponding resistance and desert UV. If a building genuinely needs a system we don't offer, we'll tell you straight rather than steer you into something outside what we do best. ### Why Flat Roofs Fail in Las Vegas — and How We Fix It Flat and low-slope roofs are where monsoon water pools, and where old roll-roofing and worn coatings give out. The fix is a properly installed reflective TPO or PVC membrane with correct slope-to-drain detailing, sealed penetrations, and watertight flashing at every wall and curb. We diagnose ponding and drainage problems and build the system to shed and survive monsoon downpours. Q: What's the best roof for a flat or low-slope roof in Las Vegas? A: A reflective single-ply membrane — TPO or PVC. These create a continuous, watertight, highly reflective surface built for ponding resistance and desert heat — far more reliable than old tar-and-gravel or roll roofing. We install TPO and PVC (we don't do torch-down or spray foam), and we'll recommend the right membrane based on your roof and budget. Q: What is the difference between TPO and PVC? A: Both are reflective, heat-welded single-ply membranes. TPO is a cost-effective, bright-white workhorse with excellent reflectivity. PVC adds superior chemical resistance and even stronger welded seams at a higher cost. Both dramatically outperform the systems they typically replace. Q: Do you install spray-foam or torch-down roofing? A: No — we don't install spray-foam (SPF) or torch-down roofing. For flat and low-slope roofs we install reflective TPO or PVC single-ply membrane instead: a heat-welded, watertight, highly reflective surface built for ponding resistance and the Las Vegas sun. If your roof currently has foam or torch-down, we can assess it and talk through a membrane re-roof. Q: Do you do flat roofs on homes, not just commercial buildings? A: Yes. We install TPO and PVC single-ply membrane on modern homes, additions, and patio structures, as well as commercial buildings. The system is the same family; we size and detail it to the building. Q: My flat roof ponds water after it rains. Can that be fixed? A: Yes. Ponding usually comes from inadequate slope-to-drain or a failing surface. We diagnose the drainage, correct slope where feasible, and install a watertight reflective TPO or PVC membrane detailed to shed monsoon water. Call 725-502-3114. ## SERVICE: Commercial Roofing URL: https://cityseamlessroofing.com/products-and-services/commercial-roofing/ City Seamless Roofing serves HOAs, property managers, and commercial building owners across the Las Vegas Valley with re-roofs, repairs, leak service, and maintenance programs. From flat-roof office and retail buildings to multi-building HOA communities, we provide licensed, dependable commercial roofing with clear communication and documentation. Commercial roofs are mostly flat or low-slope, which means single-ply membrane (TPO, PVC) and built-up systems — exactly the systems we specialize in. We don't install spray foam or torch-down; for flat commercial roofs we install reflective TPO or PVC membrane. ### Commercial Systems We Install & Service TPO and PVC single-ply membrane — reflective, heat-welded, watertight systems ideal for the desert; the standard for most flat commercial roofs, and what we install in place of foam or torch-down. Built-up and modified systems — service and re-roofs for existing built-up roofs. Tile and sloped commercial — for mixed-use and HOA buildings with pitched tile or shingle roofs. ### Built for HOAs & Property Managers Managing roofs across a community or portfolio means you need a roofer who communicates, documents, and shows up. We provide written assessments, clear scopes, and photo documentation, and we coordinate around tenants and residents. For HOAs with tile communities, our lift-and-relay and tile-matching work keeps the community's look consistent. We handle both reactive repairs (leaks, storm damage) and planned re-roofing across multiple buildings. ### Maintenance & Leak Programs The cheapest commercial roof is the one you maintain. We offer inspection and maintenance to catch failing seams, flashing, and drainage before they become interior-damaging leaks — especially valuable ahead of monsoon season. And when a leak does happen, our leak-detection specialty gets it found and fixed fast to protect the interior and tenants. Q: Do you work with HOAs and property management companies? A: Yes — it's a core part of our business. We provide written assessments, clear scopes, photo documentation, and coordination around residents and tenants, for both single buildings and multi-building communities. We handle leaks, storm damage, planned re-roofs, and maintenance programs. Q: What kind of roof goes on a commercial flat roof in Las Vegas? A: Most commercial flat and low-slope roofs use reflective single-ply membrane — TPO or PVC. These are watertight, highly reflective cool roofs built for ponding resistance and desert heat. We install TPO and PVC (not spray foam or torch-down) and also service existing built-up and modified systems. Q: Do you offer roof maintenance programs? A: Yes. Scheduled inspection and maintenance catches failing seams, flashing, and drainage before they cause interior damage — particularly important before monsoon season. Maintenance extends roof life and reduces emergency repair costs. Q: Can you handle leaks across multiple buildings? A: Yes. Leak detection is our specialty, and we coordinate repairs across portfolios and HOA communities with documentation for your records. Call 725-502-3114 to set up service. Q: Are you licensed and insured for commercial roofing in Nevada? A: Yes. City Seamless Roofing is a licensed, bonded, and insured Nevada contractor (C-15 #85215, C-14 #82656, C-13 #81881), qualified for commercial roofing work. ## SERVICE: Siding, Soffit & Fascia URL: https://cityseamlessroofing.com/products-and-services/siding-soffit-and-fascia/ The roofline is more than just the roof. The fascia (the board along the roof edge), the soffit (the underside of the overhang), and adjacent siding all work with the roof to keep water out and let the attic breathe. When these fail, they cause leaks, rot, and pest entry — so we repair and replace them as part of caring for the whole roof system. City Seamless Roofing repairs and replaces fascia, soffit, and siding throughout the Las Vegas Valley, often alongside roof and gutter work where the components meet. ### Fascia Repair & Replacement Fascia takes a beating in the desert — sun, heat, and any water that overflows or wicks back from the roof edge. Damaged or dry-rotted fascia compromises the roof edge and the gutters that mount to it. We replace damaged fascia with properly sealed, paint-ready or finished material so the roof edge is solid and watertight. ### Soffit & Attic Ventilation Soffit isn't just trim — soffit vents are a primary intake for attic ventilation, which is critical in Las Vegas. A properly ventilated attic runs cooler, protects the roof system from heat damage, and reduces cooling load. We repair and replace soffit and ensure ventilation is doing its job, sealing out pests while letting the attic breathe. ### Siding & Water Damage Where siding meets the roof and at wall-to-roof transitions, water intrusion and dry rot are common. We repair siding and the flashing details that protect those transitions, addressing the damage and the cause together so the repair lasts. Q: What is the difference between soffit and fascia? A: Fascia is the vertical board running along the edge of the roof, where gutters typically mount. Soffit is the horizontal underside of the roof overhang, which usually contains vents for attic airflow. Both protect the roof edge and attic, and both are common spots for desert sun and water damage. Q: Why does my fascia or soffit have dry rot in the desert? A: Even in a dry climate, water from roof overflow, failed flashing, or wicking at the roof edge soaks into wood fascia and soffit and causes rot over time, accelerated by sun and heat. We replace the damaged wood and correct the water source so it doesn't return. Q: Do you do fascia and soffit with roof or gutter work? A: Yes — these components meet at the roof edge, so it's efficient to address them together. We commonly repair fascia and soffit as part of a roof repair, re-roof, or gutter project. Q: Can bad soffit affect my roof or energy bills? A: Yes. Soffit vents are a main intake for attic ventilation. Blocked or damaged soffit reduces airflow, traps heat in the attic, stresses the roof system, and raises cooling costs. Restoring proper soffit ventilation protects your roof and helps your energy bills. ## SERVICE: Seamless Rain Gutters URL: https://cityseamlessroofing.com/products-and-services/rain-gutters/ Rain gutters are where City Seamless started. Before the roofing division, the company built its name installing seamless rain gutters across the Las Vegas Valley — the trade the name itself comes from. We still do that work, and we do it the same careful way: gutters custom-fit to your home so water leaves the roof edge cleanly instead of pounding your fascia, foundation, and hardscape. Even in the desert, gutters matter. Monsoon downpours dump a lot of water fast, and a roof without proper gutters sheets that water straight down onto entries, walkways, and the soil against your foundation. Seamless gutters channel it to downspouts and away from the house. ### Seamless Aluminum Gutters, Custom-Fit on Site Seamless gutters are formed from a single continuous coil of aluminum, run and cut to the exact length of each roofline right at your home — no sectional joints down the run, which means far fewer places to leak, sag, or collect debris. We fabricate them on site to fit your fascia, then hang them with proper slope so water moves to the downspouts. Aluminum handles the Las Vegas sun without rusting and comes in a range of colors to match your trim, fascia, and roof. We also fit and route downspouts to carry water away from the foundation, entries, and hardscape where it can do damage. ### Gutters and the Roofline, Handled Together Gutters mount to the fascia at the very edge of the roof, so gutter work and roof-edge work go hand in hand. When we're already repairing fascia, soffit, or the roof edge, adding or replacing gutters at the same time is efficient and gives you one crew accountable for the whole roofline — from the tile down to the downspout. ### The Original City Seamless Trade Our full rain-gutter operation — seamless gutters, gutter guards, and gutter repair across Southern Nevada — lives at our sister site, cityseamless.com. It's the same family-owned company and the same crews. If you found us for roofing and also need gutters, you're already in the right place; if you want the full gutter catalog, cityseamless.com has it. Q: What are seamless rain gutters? A: Seamless gutters are formed from one continuous piece of aluminum, cut to the exact length of each run and shaped on site at your home. Because there are no sectional seams along the run, there are far fewer places for the gutter to leak, sag, or clog compared with old sectional gutters. Q: Do I really need gutters in the Las Vegas desert? A: They help more than people expect. Monsoon storms drop a lot of water in a short time, and without gutters that water sheets off the roof onto entries, walkways, and the soil against your foundation. Seamless gutters route it to downspouts and away from the house, protecting fascia, foundation, and hardscape. Q: Is this the same company as cityseamless.com? A: Yes. City Seamless Roofing and the rain-gutter business at cityseamless.com are the same family-owned company — rain gutters are our original trade. Our full gutter operation lives at cityseamless.com. Q: Can you do gutters and roof or fascia work at the same time? A: Yes, and it's efficient to. Gutters mount to the fascia at the roof edge, so if we're repairing fascia, soffit, or the roof edge, we can fit or replace gutters in the same project with one crew responsible for the whole roofline. ## SERVICE AREA: Las Vegas URL: https://cityseamlessroofing.com/service-areas/las-vegas/ City Seamless Roofing is a licensed Nevada roofing contractor (C-15 #85215, C-14 #82656, C-13 #81881) serving the entire Las Vegas Valley. We repair leaks, replace tile and shingle roofs, install metal and single-ply commercial systems, and we specialize in finding the leaks other roofers can't. Every leak repair is backed by a 5-year warranty. Las Vegas roofs face a brutal combination of conditions — relentless UV, daily thermal cycling that swings 40 degrees or more, and sudden monsoon downpours that test every flashing and penetration. We've built our roofing around those exact realities. Neighborhoods served: Spring Valley, Enterprise, Summerlin, The Lakes, Desert Shores, Mountain's Edge, Southern Highlands, Centennial Hills, Rhodes Ranch, Peccole Ranch, Queensridge, Sunrise, Downtown / Historic, Paradise, Tule Springs, Blue Diamond ### Tile, Shingle & Flat Roofs Across Every Era of Las Vegas Housing Las Vegas housing spans seven decades, and the roof on your home tells you a lot about what it needs. Tract neighborhoods built in the 1980s and 1990s — much of the central and eastern valley — are now hitting the point where the original tile underlayment has failed, even though the tile looks perfect. Newer master-planned areas have younger roofs but builder-grade flashing and pipe boots that crack early in our sun. Older central and downtown homes often have flat or low-slope roofs that need reflective single-ply membrane (TPO/PVC). Whatever you're sitting under, we diagnose the real condition and recommend the honest fix — a repair, a tile lift-and-relay, or a full re-roof. ### Why Las Vegas Leaks Where It Does The valley's leaks cluster around the same failure points: dried pipe boots, cracked or wind-slipped tiles, failed flashing at chimneys and walls, brittle felt underlayment, and flat-roof areas that pond during monsoon season. Because these patterns are so predictable, we can usually pinpoint a Las Vegas roof leak fast — most of the time without an unnecessary tear-off. Q: Do you serve all of Las Vegas? A: Yes — we cover the entire Las Vegas Valley, from Summerlin and the northwest to Henderson, Green Valley, the east side, and Enterprise and the southwest. We also serve Boulder City, Mesquite, and the Moapa Valley. Call 725-502-3114. Q: My Las Vegas tile roof is leaking but the tile looks fine — why? A: Almost always the underlayment beneath the tile has failed. In the Las Vegas climate, tile lasts 50+ years but the felt underlayment typically fails around 20 years. The fix is a lift-and-relay: we remove the tile, replace the underlayment and flashing, and reset your original tile. Q: How much does a roof replacement cost in Las Vegas? A: As rough ballparks: shingle re-roofs often run about $3.50–$5.50 per square foot, tile re-roofs and lift-and-relays roughly $8–$20 per square foot, and metal about $7–$10+ per square foot. Every roof is different — we provide a free written estimate for yours. Q: Can you find a leak that other Las Vegas roofers couldn't? A: Often, yes — leak detection is our specialty. Leaks that defeat other companies are usually being chased at the ceiling stain instead of the true entry point up-slope. We trace the water to its source and warranty the repair for 5 years. Q: Are you licensed to roof in Las Vegas? A: Yes. City Seamless Roofing is a licensed, bonded, and insured Nevada contractor (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Henderson URL: https://cityseamlessroofing.com/service-areas/henderson/ Roof leak in Henderson? Call or text photos to (725) 502-3114. We find where the water gets in, show you what we found, and give you a free written estimate before any work begins. Most leaks come from one repairable spot, not a failed roof. City Seamless Roofing serves all of Henderson — from established Green Valley to the newer master-planned hills of Anthem, Inspirada, Seven Hills, and MacDonald Highlands. We're a licensed Nevada roofing contractor specializing in tile work, leak detection, and honest repair-first service, all backed by a 5-year leak-repair warranty. Henderson is overwhelmingly tile country, and most of it sits in HOA communities with specific roof requirements — which is exactly where our tile-matching and lift-and-relay work shines. Neighborhoods served: Green Valley, Green Valley Ranch, Anthem, Sun City Anthem, Inspirada, Seven Hills, MacDonald Highlands, Lake Las Vegas, Whitney Ranch, Tuscany, Cadence, Calico Ridge, Black Mountain, Gibson Springs ### HOA Tile Communities & Matching Most Henderson homes wear concrete or clay tile, and most sit under HOA rules that require the roof to keep its approved look. That's a problem when tiles crack or a section needs work — until you have a roofer who can match. Because a tile lift-and-relay reuses your existing tile, the roof looks identical when we're done, which keeps HOAs satisfied. For repairs and discontinued profiles, we match or relocate tile so the visible roof stays consistent. We're comfortable working within HOA requirements across Green Valley, Anthem, Seven Hills, and the rest of Henderson. ### Wind Exposure on Henderson's Hillsides The hillside and elevated communities around Anthem, MacDonald Highlands, and Black Mountain catch more wind than the valley floor. Wind lifts and slips tiles and works at flashing edges, which is a leading cause of leaks up here. After monsoon storms we see a wave of displaced-tile and wind-damage calls in these neighborhoods — and we repair them fast, matching tile and re-securing the roof. If water is coming in during a storm, here is what to do in the first hour. After the storm, this guide covers checking for damage safely. ### What a Henderson leak visit looks like We start with the stain and work up the roof to the usual weak points: flashing, pipe boots, valleys, tile and the underlayment beneath it. If the roof does not give the answer away, controlled water testing confirms the entry point before we repair. Then we show you what we found and give you a free written estimate. Read the visit step by step, or see our roof leak detection and roof repair pages. Q: Do you work within Henderson HOA requirements? A: Yes. We're experienced with HOA tile communities across Green Valley, Anthem, Seven Hills, and Inspirada. Our lift-and-relay reuses your existing tile so the roof looks unchanged, and for repairs we match or relocate tile to keep the visible roof consistent with HOA standards. Q: My Green Valley home is from the 1990s — does it need a new roof? A: Often it needs a tile lift-and-relay, not all-new tile. Green Valley's original tile roofs are now well past the ~20-year life of their felt underlayment, so leaks are common even though the tile is fine. We replace the underlayment and flashing and reset your tile. Q: Can you repair wind damage in Anthem and the Henderson hills? A: Yes. Hillside communities like Anthem and MacDonald Highlands catch more wind, which slips and cracks tiles. We replace and reseat tiles, match the profile, and re-secure the roof — often after monsoon storms. Text photos to 725-502-3114 for fast triage. Q: Do you serve Lake Las Vegas? A: Yes. We roof throughout Lake Las Vegas, including the Mediterranean and clay-tile custom homes there, with tile matching and premium tile work. Q: Are you a licensed Henderson roofing contractor? A: Yes — licensed, bonded, and insured in Nevada (C-15 #85215, C-14 #82656, C-13 #81881). Q: How fast can you get to a roof leak in Henderson? A: Active leaks are a priority. Call or text photos to (725) 502-3114 and we will triage quickly. In an emergency we can often tarp and protect the area fast, then schedule the permanent repair. ## SERVICE AREA: Summerlin URL: https://cityseamlessroofing.com/service-areas/summerlin/ Summerlin is one of the valley's premier master-planned communities, and its roofs reflect that — concrete and clay tile on the villages, plus flat and low-slope membrane roofs on the modern custom homes of The Ridges and the contemporary villages. City Seamless Roofing handles all of it, from a single slipped tile to a full lift-and-relay or a reflective flat-roof system. Sitting up against the Spring Mountains, Summerlin also catches more wind than most of the valley — a real factor in how its roofs age and leak. Neighborhoods served: The Ridges, The Vistas, The Willows, The Hills, The Trails, The Gardens, The Mesa, Sun City Summerlin, Red Rock Country Club, The Cliffs, Stonebridge, The Paseos, Reverence, Summerlin Centre ### Ridge Wind & Slipped Tiles Summerlin's western edge backs up to the Spring Mountains and Red Rock, and the wind that funnels off the range is stronger than what the valley floor sees. That wind lifts tile edges, slips tiles out of course, and pries at flashing — the most common roof problems we repair in Summerlin, especially after monsoon and spring wind events. We re-secure, replace, and match tile to put the roof back right. ### Custom Homes, Clay Tile & Flat Roofs The Ridges and Summerlin's contemporary custom homes mix premium clay tile, metal, and flat low-slope membrane roofs. These roofs reward a roofer who understands each system — clay tile matching, clean standing-seam metal detailing, and properly sloped, watertight TPO/PVC membrane on the flat sections. We work across all of them and detail every penetration for the desert. Q: Do you repair wind-damaged tile in Summerlin? A: Yes — it's one of our most common Summerlin jobs. The wind off the Spring Mountains slips and cracks tiles and lifts flashing. We replace and reseat tiles, match the profile, and re-secure the roof. Text photos to 725-502-3114 for fast triage. Q: Can you match clay tile on a custom Summerlin home? A: In most cases, yes. We match many clay and concrete profiles, and for discontinued tile we can relocate matching tile from hidden areas and install new tile there so the visible roof stays a perfect match. Q: Do you service flat roofs in The Ridges? A: Yes. We install and repair reflective single-ply membrane (TPO/PVC) on the flat and low-slope roofs common to The Ridges and contemporary Summerlin custom homes, with proper slope-to-drain detailing. Q: My Summerlin tile roof is 20+ years old — what should I do? A: Have the underlayment assessed. Summerlin's older tile roofs are reaching the end of their underlayment life even though the tile is fine. A lift-and-relay replaces the underlayment and flashing and resets your tile, restoring the roof for decades. Q: Are you licensed and insured? A: Yes — a licensed, bonded, insured Nevada roofing contractor (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: North Las Vegas URL: https://cityseamlessroofing.com/service-areas/north-las-vegas/ City Seamless Roofing serves North Las Vegas — the fast-growing northern valley including Aliante, Skye Canyon, and Providence. These are newer tract communities with a mix of tile and shingle roofs, and we provide repairs, leak detection, and re-roofs, all backed by our 5-year leak-repair warranty. North Las Vegas sits at the open edge of the valley, where wind and blowing dust off the surrounding desert are a constant factor in how roofs wear. Neighborhoods served: Aliante, Skye Canyon, Providence, Eldorado, Sunrise, Tule Springs, Valley Vista, Park Highlands, Centennial, Azure, El Dorado, Lone Mountain ### Newer Roofs, Builder-Grade Details Many North Las Vegas homes are newer, which sounds reassuring — but builder-grade pipe boots, flashing, and sealants are often the first things to fail in our climate, sometimes within a decade. As builder warranties expire across Aliante, Skye Canyon, and Providence, we get calls for the first round of leaks: cracked boots, flashing gaps, and a few wind-slipped tiles. These are inexpensive repairs when caught early, and we warranty them for 5 years. ### Wind & Dust at the Valley's Edge Out at the northern edge of the valley, wind-driven dust and grit work into roof surfaces and drainage, and stronger gusts lift tile and shingle edges. We check and re-secure vulnerable edges, clear and protect drainage paths, and seal the penetrations that dust and wind exploit before they become leaks. Q: Do you serve Aliante, Skye Canyon, and Providence? A: Yes — we cover all of North Las Vegas including Aliante, Skye Canyon, Providence, and the surrounding newer communities. Call 725-502-3114 for a free estimate. Q: My North Las Vegas home is fairly new but it's leaking — how? A: Newer doesn't mean immune. Builder-grade pipe boots, flashing, and sealants often fail first in the desert, sometimes within 10 years — right as builder warranties expire. The good news: these are usually small, inexpensive repairs when caught early, and we warranty them 5 years. Q: Do you do full re-roofs in North Las Vegas? A: Yes — tile lift-and-relays, tile re-roofs, and shingle re-roofs. We assess your roof honestly and only recommend a re-roof when a repair won't solve it. Q: Can you handle wind and dust damage? A: Yes. The open desert edge brings wind and grit that lift edges and clog drainage. We re-secure tiles and shingles, protect drainage, and seal penetrations to prevent leaks. Q: Are you a licensed Nevada roofer? A: Yes — licensed, bonded, and insured (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Centennial Hills URL: https://cityseamlessroofing.com/service-areas/centennial-hills/ City Seamless Roofing serves Centennial Hills and the northwest Las Vegas Valley. Built largely through the late 1990s and 2000s, this area's tile roofs are now reaching the age where the underlayment beneath the tile needs attention — exactly the work we specialize in. We provide leak detection, tile lift-and-relays, repairs, and re-roofs throughout the northwest, backed by a 5-year leak-repair warranty. Neighborhoods served: Providence, Skye Canyon, Lone Mountain, Iron Mountain Ranch, Elkhorn, Sun City Aliante, Tournament Hills, Centennial Center, Painted Desert, Silverstone Ranch, Lone Mountain Estates, Grand Teton ### The Underlayment Wave Has Arrived Centennial Hills built out heavily from the late 1990s into the 2000s, which means a huge share of its tile roofs are now 20 to 30 years old. The tile is still good — but the asphalt-felt underlayment beneath it is at or past the end of its life. That's why leaks are showing up across the northwest on roofs that look perfectly fine from the street. A lift-and-relay replaces the underlayment and flashing and resets your existing tile, giving you essentially a new roof system without new tile. ### Repair-First, Honest Assessments Not every Centennial Hills roof needs a relay yet. When we inspect, we'll tell you exactly where your underlayment stands and whether a targeted repair will hold you over or it's time for a relay. You get a licensed roofer's honest read, not a push toward the biggest job. Q: Why are so many Centennial Hills roofs leaking now? A: Timing. The area built out heavily in the late 1990s and 2000s, so its tile roofs are now 20–30 years old — right when the felt underlayment beneath the tile fails. The tile is fine; the underlayment isn't. A lift-and-relay fixes it without new tile. Q: What is a tile lift-and-relay? A: We carefully remove your existing tile, replace the aged underlayment and flashing with modern long-life materials, and re-lay the same tile. It restores the roof to like-new performance, keeps your existing look, and costs far less than all-new tile. Q: Can you just repair my roof instead of relaying it? A: Often, yes — if the underlayment still has life and the leak is localized, we'll do a targeted repair and warranty it. We only recommend a full relay when the underlayment is genuinely at end of life. We'll show you what we find. Q: Do you serve all of the northwest valley? A: Yes — Centennial Hills, Providence, Skye Canyon, Lone Mountain, and the surrounding northwest communities. Call 725-502-3114. Q: Are you licensed and insured? A: Yes — a licensed, bonded, insured Nevada roofing contractor (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Southern Highlands URL: https://cityseamlessroofing.com/service-areas/southern-highlands/ City Seamless Roofing serves Southern Highlands, the upscale gated and master-planned community in the southwest valley. Its homes wear concrete and clay tile, with flat and low-slope membrane roofs on the more contemporary custom builds. We provide tile work, leak detection, repairs, and re-roofs, all warrantied. Set on higher ground at the southern rim of the valley, Southern Highlands sees its share of wind — a factor in tile slippage and flashing wear up here. Neighborhoods served: Southern Highlands Golf Club, Olympia, The Vistas, Mansion-area estates, Bella Fiore, Verona, Sienna, Steeplechase, Dorrell Estates, Spanish Hills (adjacent), Mountain's Edge (adjacent) ### Tile Matching for an Upscale Community Southern Highlands homes are held to a high standard, and a mismatched roof patch stands out. We match concrete and clay tile profiles, and for discontinued tile we relocate matching tile from hidden areas so the visible roof stays flawless. For aging roofs, a lift-and-relay keeps the exact look while renewing everything underneath. ### Wind & Custom-Home Roof Systems The community's elevation brings stronger wind that slips tiles and works at flashing. On contemporary custom homes, flat and low-slope sections need reflective single-ply membrane (TPO/PVC) detailed to shed monsoon water. We handle tile, metal, and flat systems and detail every penetration for the desert. Q: Can you match the tile on my Southern Highlands home? A: In most cases, yes — we match concrete and clay profiles, and for discontinued tile we relocate matching tile from inconspicuous areas and install new tile there so the visible roof is a perfect match. Q: Do you work on flat roofs on custom homes here? A: Yes. Many contemporary Southern Highlands homes have flat or low-slope sections. We install and repair reflective TPO/PVC membrane with proper slope-to-drain detailing. Q: My tile roof is leaking after a windstorm — can you help? A: Yes. Southern Highlands' elevation brings stronger wind that slips and cracks tiles. We replace and reseat tiles, match the profile, and re-secure the roof. Text photos to 725-502-3114 for fast triage. Q: Do you offer honest repair-first service? A: Always. We recommend a repair when a repair will solve it and only suggest a re-roof or relay when the roof genuinely needs it. You get a licensed roofer's honest assessment. Q: Are you a licensed Nevada roofing contractor? A: Yes — licensed, bonded, and insured (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Green Valley URL: https://cityseamlessroofing.com/service-areas/green-valley/ City Seamless Roofing serves Green Valley, one of Henderson's original master-planned communities. Built largely through the 1980s and 1990s, Green Valley's tile roofs are now the oldest tile stock in the area — and most are well past the life of their original underlayment. This is core work for us. We provide tile lift-and-relays, leak detection, repairs, and re-roofs throughout Green Valley and Green Valley Ranch, all backed by a 5-year leak-repair warranty. Neighborhoods served: Green Valley Ranch, The Fountains, Legacy, Pueblo, Silver Springs, Green Valley South, Whitney Ranch, Paseo Verde, The District (adjacent), Valle Verde corridor, Carnegie, Mission Hills ### Green Valley's Underlayment Is at the End of Its Life Green Valley's tile roofs date to the 1980s and 1990s, which means their original asphalt-felt underlayment is now 30 to 40 years old — long past the roughly 20-year life of that material in our climate. The concrete tile on top is still perfectly good, but the waterproofing beneath it has failed, which is why leaks are common across the neighborhood. The right fix is a lift-and-relay: remove the tile, install modern long-life underlayment and new flashing, and reset your original tile. It's the single most common — and most worthwhile — roofing project in Green Valley right now. ### Mature Trees, Flashing & Penetrations Green Valley's mature landscaping is beautiful, but decades of growth mean more debris in valleys and around penetrations, and original flashing and pipe boots that are well past their prime. We address these alongside underlayment work so the whole roof system is renewed, not just patched. Q: My Green Valley tile roof is from the '80s or '90s — does it need replacing? A: It almost certainly needs a tile lift-and-relay rather than all-new tile. The concrete tile is still good, but the original underlayment is 30–40 years old and long past its ~20-year life. We replace the underlayment and flashing and reset your existing tile. Q: How much does a lift-and-relay cost in Green Valley? A: Tile re-roofs and lift-and-relays generally fall in the range of about $8–$20 per square foot depending on roof size, complexity, and access — but every roof is different. We provide a free written estimate for yours. Call 725-502-3114. Q: Can you just repair my leak for now? A: If the underlayment still has some life and the leak is localized, yes — we'll do a targeted, warrantied repair. If the underlayment is at end of life, we'll explain why a relay is the better value. You decide with honest information. Q: Do you serve Green Valley Ranch too? A: Yes — all of Green Valley and Green Valley Ranch, plus the rest of Henderson. Call 725-502-3114. Q: Are you licensed and insured? A: Yes — a licensed, bonded, insured Nevada roofing contractor (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Anthem URL: https://cityseamlessroofing.com/service-areas/anthem/ City Seamless Roofing serves Anthem and Sun City Anthem, the hillside master-planned communities climbing the slopes of Black Mountain in Henderson. Anthem is tile country with HOA standards and real wind exposure — a combination we handle every day with tile matching, wind-damage repair, and honest repair-first service. Every leak repair we do in Anthem is backed by a 5-year warranty. Neighborhoods served: Sun City Anthem, Anthem Country Club, Anthem Highlands, Solera, Terracina, Vita Bella, Mountain Falls, Coventry Homes areas, Black Mountain foothills, Inspirada (adjacent) ### Elevation Means Wind — and Slipped Tiles Anthem's hillside position gives it views and breezes — and stronger sustained wind than the valley floor. That wind is the number-one roof problem we see here: it lifts tile edges, slides tiles out of course, and pries at ridge and flashing details. After monsoon and spring wind events, Anthem generates a wave of displaced-tile and leak calls. We re-secure, replace, and match tile to put the roof back right, fast. ### Sun City Anthem & HOA Tile Matching Many Anthem homeowners are in age-restricted or HOA communities like Sun City Anthem, where the roof has to keep its approved look. Our tile matching and lift-and-relay work keeps the roof visually identical while fixing what's wrong underneath — exactly what an HOA wants to see. Q: Why does my Anthem roof keep losing tiles? A: Anthem's hillside elevation catches stronger, more sustained wind than the valley floor, which lifts and slips tiles and works at flashing. We replace and reseat tiles, match the profile, re-secure ridge and edge details, and warranty leak repairs for 5 years. Q: Do you work in Sun City Anthem and HOA communities? A: Yes. We're experienced with Anthem's HOA and age-restricted communities. Our tile matching and lift-and-relay keep the roof's approved look while renewing what's underneath. Q: Can you repair storm damage quickly? A: Yes. Active leaks and storm damage are a priority — we can often tarp and protect fast, then complete the permanent repair. Text photos to 725-502-3114. Q: Is my older Anthem tile roof a candidate for a relay? A: Possibly. If the underlayment is reaching the end of its life, a lift-and-relay replaces it and the flashing while resetting your existing tile. We'll assess the underlayment during a free inspection. Q: Are you a licensed Nevada roofer? A: Yes — licensed, bonded, and insured (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Lake Las Vegas URL: https://cityseamlessroofing.com/service-areas/lake-las-vegas/ City Seamless Roofing serves Lake Las Vegas, the Mediterranean-inspired luxury community in eastern Henderson. The roofs here are a showcase — clay and premium concrete tile, custom profiles, and flat low-slope sections on contemporary villas. This is roofing where matching, craftsmanship, and discretion matter, and that's exactly how we work. Every repair is backed by our 5-year leak-repair warranty. Neighborhoods served: MonteLago Village, South Shore, SouthShore Country Club, The Falls, Bella Fiore, Vita Bella, Luna di Lusso, Reflection Bay, Lake Las Vegas estates, Tuscan-style villas ### Clay & Custom Tile Matching Lake Las Vegas homes often wear specific clay or custom concrete tile, much of it premium and some of it discontinued. A visible mismatch is unacceptable on these homes. We match profiles wherever possible, and for discontinued tile we relocate matching tile from inconspicuous areas — behind parapets or on hidden slopes — and install new tile there, keeping the visible roof flawless. For aging roofs, a lift-and-relay renews everything beneath while preserving the exact tile and look. ### Mediterranean Architecture & Flat Sections The community's Mediterranean and contemporary architecture mixes steep tile with flat and low-slope sections, parapets, and complex transitions — all classic leak locations in the desert. We detail flashing, parapet caps, and penetrations correctly and install reflective membrane on flat areas, so the roof performs as beautifully as it looks. Q: Can you match discontinued clay tile at Lake Las Vegas? A: Usually, yes. We match many clay and concrete profiles, and for discontinued tile we relocate matching tile from hidden areas and install new tile there, so the visible roof stays a perfect match — essential on these homes. Q: Do you handle the flat sections and parapets on Mediterranean homes? A: Yes. We detail parapet caps, complex flashing, and penetrations, and install reflective TPO/PVC membrane on flat and low-slope sections — the spots where these roofs most often leak. Q: Is my premium tile roof a candidate for a lift-and-relay? A: If the underlayment is aging, yes — a lift-and-relay renews the underlayment and flashing while preserving your exact, often irreplaceable, tile. We assess the underlayment during a discreet inspection. Q: Do you serve all of Lake Las Vegas? A: Yes — MonteLago, South Shore, The Falls, and the surrounding estates and villas. Call 725-502-3114. Q: Are you licensed, bonded, and insured? A: Yes — a licensed Nevada roofing contractor (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Boulder City URL: https://cityseamlessroofing.com/service-areas/boulder-city/ City Seamless Roofing serves Boulder City — and unlike some companies, we'll actually make the drive. Boulder City has some of the oldest housing stock in Southern Nevada, including historic homes from the Hoover Dam era, which means roofs and underlayment that are often well past their service life. We provide honest repair-first service, underlayment relays, and re-roofs, all warrantied. Older roofs and intense sun make Boulder City a place where a careful, knowledgeable roofer makes a real difference. Neighborhoods served: Historic District, Old Town, Lake Mountain Estates, Del Prado, Boulder Hills, Cherokee, Adams Boulevard area, Hemenway Valley, Keys Drive area ### Old Roofs in Hard Sun Much of Boulder City's housing predates the valley's modern tract booms, and some homes are genuinely historic. That means original underlayment, older flashing, and roofing materials that have endured decades of intense high-desert sun. We assess what you actually have — often it's an underlayment relay or a targeted repair rather than a full tear-off — and we give you a straight answer about your roof's remaining life. ### Small-Town Service, Licensed Work Boulder City values doing things right and dealing with people who show up. We bring licensed, warrantied roofing to a community that some valley companies skip, and we treat your home and your time with respect. Whether it's a single leak or a full re-roof, you get the same honest, careful work. Q: Will you drive out to Boulder City? A: Yes — we serve Boulder City regularly, including the Historic District and surrounding neighborhoods. Some valley companies won't make the trip; we will. Call 725-502-3114. Q: I have an older or historic Boulder City home — can you roof it? A: Yes. We're comfortable with older and historic housing stock, including original underlayment and older flashing. We assess what you actually have and recommend the honest fix — often a repair or underlayment relay rather than a full tear-off. Q: How do I know if my old roof needs full replacement? A: We'll tell you straight after a free inspection. Many older roofs need an underlayment relay or targeted repair, not a complete replacement. We only recommend a re-roof when the roof has genuinely reached the end of its life. Q: Do you warranty repairs in Boulder City? A: Yes — leak repairs carry our 5-year leak-repair warranty, the same as everywhere we work. Q: Are you a licensed Nevada roofing contractor? A: Yes — licensed, bonded, and insured (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Mesquite URL: https://cityseamlessroofing.com/service-areas/mesquite/ City Seamless Roofing serves Mesquite and the Virgin Valley, the growing community on the Nevada–Arizona line about 80 miles up I-15 from Las Vegas. Mesquite is tile country — its retirement and golf communities like Sun City Mesquite, Highland Hills, and the Mesquite Vistas area are overwhelmingly tile-roofed — and it bakes under some of the hottest temperatures in the entire state. That combination ages roofs on a faster clock than almost anywhere we work, and tile-roof repair, our flagship, is exactly what most Mesquite roofs need. We bring licensed, warrantied roofing to a community that sits beyond where many Las Vegas roofers are willing to travel. Every leak repair is backed by our 5-year leak-repair warranty. Call or text photos to 725-502-3114. Neighborhoods served: Sun City Mesquite, Highland Hills, Mesquite Vistas, Canyon Crest, The Highlands, Falcon Ridge, Hardy Way corridor, Older central Mesquite, Bunkerville (adjacent), Scenic (adjacent) ### Extreme Heat, Tile-Heavy Housing, and Underlayment That Fails First Mesquite regularly posts some of the highest temperatures in Nevada — hotter through the summer than the Las Vegas valley itself. That relentless UV and the daily thermal cycling that comes with it are brutal on a roof's weakest link, which isn't the tile but the underlayment beneath it. Mesquite's housing stock is heavily tile: concrete and clay roofs across Sun City Mesquite, Highland Hills, the Mesquite Vistas area, and the older neighborhoods near the center of town. The tile lasts 50 years or more, but the asphalt-felt underlayment that actually keeps water out goes brittle and cracks — and in this heat it comes due sooner than the roughly 20 years we'd expect closer to Las Vegas. That's why a Mesquite tile roof can look flawless from the street while it has already started to leak. Tile repair — matching and replacing cracked or slipped tile, resealing penetrations, and correcting flashing — is our flagship work, and where the underlayment has reached the end of its life across the roof, a lift-and-relay renews everything underneath while keeping your exact tile. ### Monsoon Exposure and How We Serve the Virgin Valley When the summer monsoon rolls through the Virgin Valley, it arrives as short, intense downpours after months of baking heat — the worst-case test for a roof. Dried-out pipe boots, hairline-cracked tile, and tired flashing that held through the dry season tend to give way at once when real water finally hits. A pre-monsoon inspection turns what would be an interior-damage emergency into a cheap, planned repair. Our crews dispatch from the Las Vegas valley, so we'll be straight about how we serve Mesquite: we don't keep a local office or address in town. Instead we coordinate Virgin Valley trips and schedule Mesquite inspections and jobs efficiently around them. Call or text photos to 725-502-3114 and we'll set up your inspection and give you an honest assessment — repair, relay, or re-roof — backed by the same 5-year leak-repair warranty we stand behind everywhere. Q: Do you actually serve Mesquite, or just Las Vegas? A: We serve Mesquite and the Virgin Valley regularly, including Sun City Mesquite, Highland Hills, and the surrounding communities, along with Bunkerville and Scenic. Our crews come from the Las Vegas valley and we coordinate trips to Mesquite, so call 725-502-3114 to get on the schedule. Q: Why do tile roofs fail faster in Mesquite? A: Mesquite is one of the hottest places in Nevada, and that extreme heat and UV age the underlayment beneath your tile faster than most of the region. The tile lasts 50+ years, but the felt underlayment that keeps water out goes brittle and cracks — often sooner here than closer to Las Vegas — so leaks show up on tile roofs that still look perfect. Q: Do you repair tile roofs, or only replace them? A: Tile repair is our flagship work. We match and replace cracked or slipped tile, reseal penetrations, and fix flashing, and we only recommend a full tile lift-and-relay when the underlayment across the whole roof has failed. We lead with the smallest fix that genuinely solves the problem. Q: Do you have an office in Mesquite? How does scheduling work? A: We don't keep a local office or address in Mesquite. Our crews dispatch from the Las Vegas valley and we coordinate Virgin Valley trips to serve Mesquite efficiently. You get the same licensed, warrantied work and a clear written estimate up front. Call or text photos to 725-502-3114 to schedule an inspection. Q: Are you licensed and insured? A: Yes — a licensed, bonded, insured Nevada roofing contractor (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Overton URL: https://cityseamlessroofing.com/service-areas/overton/ City Seamless Roofing brings licensed, warrantied roofing to Overton and the Moapa Valley — the agricultural communities along the Muddy River about an hour northeast of Las Vegas. Out here it can be genuinely hard to find a quality licensed roofer who'll make the drive, and that's exactly the gap we fill. We provide leak detection, repairs, tile relays, and re-roofs for Overton homes, all backed by a 5-year leak-repair warranty. From older farmhouses and ranch homes to newer builds, we handle the full range of Moapa Valley roofing. Neighborhoods served: Overton, Logandale (adjacent), Moapa Valley, Moapa, Glendale (adjacent), Overton Beach area, Kaer Avenue corridor, Cooper Street area, rural Muddy River homes ### Licensed Roofing for the Moapa Valley Rural communities like Overton are often underserved by licensed roofing contractors — too far for many valley companies, and too important to leave to whoever happens to be passing through. We make the trip, bring proper licensing and insurance, and back our leak repairs with a 5-year warranty. You get the same honest, careful roofing here that we provide in Las Vegas and Henderson. We coordinate trips to the Moapa Valley so we can serve Overton, Logandale, and Glendale efficiently — call and we'll schedule your inspection. ### Older Homes, Outbuildings & Mixed Roofs Overton's housing runs from established farmhouses and ranch-style homes to newer construction, plus barns, shops, and outbuildings on larger lots. That means a mix of tile, shingle, and metal roofs and a range of ages and conditions. We assess each honestly — repair, relay, or re-roof — and we're equipped for metal and flat outbuilding roofs as well as the house. Many Moapa Valley homes are tile, and tile repair — matching cracked or slipped tile and relaying failed underlayment — is our flagship work, the same specialty we bring to Mesquite and the wider region. Q: Do you really serve Overton and the Moapa Valley? A: Yes — Overton, Logandale, Glendale, and the surrounding Moapa Valley. We know it's hard to find a licensed roofer who'll make the drive out here; we will, and we back our work with a warranty. Call 725-502-3114. Q: Can you roof outbuildings and shops, not just the house? A: Yes. Many Overton properties have barns, shops, and outbuildings on larger lots. We handle metal, shingle, and flat roofs on outbuildings as well as the main home. Q: What kinds of roofs do you work on in Overton? A: All of them — tile, shingle, metal, and flat/low-slope membrane. Overton's mix of older farmhouses and newer builds means a range of roof types and ages, and we assess each one honestly. Q: Is it more expensive because Overton is farther out? A: We coordinate Moapa Valley trips to keep things efficient, and we'll give you a clear written estimate up front with no surprises. Call 725-502-3114 to schedule an inspection. Q: Are you a licensed Nevada roofing contractor? A: Yes — licensed, bonded, and insured (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Logandale URL: https://cityseamlessroofing.com/service-areas/logandale/ City Seamless Roofing serves Logandale, the rural Moapa Valley community just north of Overton along the Muddy River. Like its neighbors, Logandale is often overlooked by licensed valley roofers — so we make the trip and bring proper, warrantied roofing to the area. We handle leak detection, repairs, tile relays, metal roofs, and re-roofs for Logandale homes and properties. Every leak repair is backed by our 5-year leak-repair warranty. Neighborhoods served: Logandale, Moapa Valley, Overton (adjacent), Glendale (adjacent), Clark County Fairgrounds area, Moapa Valley Boulevard corridor, rural acreage homes, ranch and farm properties ### Country Properties, Licensed Roofing Logandale's larger lots, ranch homes, and farm properties often include outbuildings, shops, and metal roofs alongside the main house. We're equipped for all of it — tile, shingle, metal, and flat/low-slope systems — and we bring the licensing, insurance, and warranty that rural homeowners deserve but don't always get. We coordinate Moapa Valley trips so Logandale, Overton, and Glendale can be served efficiently. ### Heat, Wind & Honest Assessments The Moapa Valley shares Southern Nevada's punishing sun and adds open-country wind. Underlayment goes brittle, pipe boots crack, and wind lifts roof edges. Tile roofs are common across the Moapa Valley and the neighboring Virgin Valley around Mesquite, and tile repair — matching tile and relaying failed underlayment — is the work we do best. We assess your roof honestly and recommend the right fix — a targeted repair, a tile relay, or a re-roof — and we tell you straight what your roof's remaining life looks like. Q: Do you serve Logandale? A: Yes — Logandale, Overton, Glendale, and the surrounding Moapa Valley. We coordinate trips to the area and bring licensed, warrantied roofing. Call 725-502-3114. Q: Can you roof metal buildings and shops? A: Yes. Logandale's country properties often have metal roofs, shops, and outbuildings. We handle metal, tile, shingle, and flat roofs on both homes and outbuildings. Q: What roof types do you work on out here? A: All of them — tile, shingle, metal, and flat/low-slope membrane — across the range of ages and conditions found on Moapa Valley homes and acreage properties. Q: Do you back your work with a warranty in Logandale? A: Yes — leak repairs carry our 5-year leak-repair warranty, the same as everywhere we work. Q: Are you licensed and insured? A: Yes — a licensed, bonded, insured Nevada roofing contractor (C-15 #85215, C-14 #82656, C-13 #81881). ## SERVICE AREA: Glendale URL: https://cityseamlessroofing.com/service-areas/glendale/ City Seamless Roofing serves Glendale, the small community in the northern Moapa Valley near the I-15 corridor. Glendale and the surrounding rural area are exactly the kind of place that struggles to find a licensed roofer willing to make the drive — so we do, bringing proper, warrantied roofing to homes, ranches, and properties throughout the area. We provide leak detection, repairs, tile relays, metal roofs, and re-roofs, all backed by our 5-year leak-repair warranty. Neighborhoods served: Glendale, Moapa, Moapa Valley, Logandale (adjacent), Overton (adjacent), I-15 corridor properties, Muddy River area, rural acreage and ranch homes ### Roofing the Northern Moapa Valley Glendale sits at the northern end of the Moapa Valley along I-15, where homes, ranches, and roadside properties are spread out and licensed roofers are scarce. We bring the same standard of work here that we provide in Las Vegas — licensed, insured, warrantied — and we coordinate Moapa Valley trips to serve Glendale, Logandale, and Overton together efficiently. Whether it's a leak, a tile relay, or a metal roof on an outbuilding, we handle it. ### Built for High-Desert Conditions The northern valley shares Southern Nevada's intense sun and adds open, exposed wind. We build and repair roofs for those conditions — long-life underlayment, properly sealed penetrations, re-secured edges, and reflective systems on flat roofs — and we give you an honest assessment of what your roof needs. Like the rest of the Moapa Valley and neighboring Mesquite, many homes here are tile-roofed, and tile repair — matching tile and relaying aged underlayment — is our flagship work. Q: Do you serve Glendale and the northern Moapa Valley? A: Yes — Glendale, Moapa, and the surrounding northern Moapa Valley along the I-15 corridor, together with Logandale and Overton. Call 725-502-3114 to schedule. Q: Can you reach rural and roadside properties near I-15? A: Yes. We serve spread-out homes, ranches, and properties throughout the Glendale area and coordinate trips to the Moapa Valley to keep service efficient. Q: What roof types do you handle in Glendale? A: Tile, shingle, metal, and flat/low-slope membrane — on homes, outbuildings, and ranch properties, across a range of ages and conditions. Q: Do you offer a warranty? A: Yes — leak repairs are backed by our 5-year leak-repair warranty, the same standard we hold everywhere. Q: Are you a licensed Nevada roofing contractor? A: Yes — licensed, bonded, and insured (C-15 #85215, C-14 #82656, C-13 #81881). ## FAQ BANK URL: https://cityseamlessroofing.com/faq/ Q: Does a roof leak mean I need a whole new roof? A: Usually not. The large majority of roof leaks in Las Vegas come from repairable causes — failed flashing, cracked or slipped tiles, dried-out pipe boots, or localized underlayment failure. We diagnose the true source and recommend a repair when a repair will solve it, and we only recommend a full re-roof when the roof has genuinely reached the end of its life. Either way, you get an honest assessment from a licensed roofer. Q: Why is my tile roof leaking when the tiles look perfect? A: Because the tile outlives the underlayment beneath it. In the Las Vegas climate, tile can last 50–100 years, but the asphalt-felt underlayment under it typically fails in about 20 years. When that underlayment cracks, the roof leaks even though the tile looks fine. The fix is usually a lift-and-relay: we remove the tile, replace the underlayment and flashing, and reset your original tile. Q: Do you repair tile roofs, or only replace them? A: We repair — tile repair is our flagship. Most tile 'roof failures' are underlayment failures, not the tile, so the right fix is usually a repair or a partial lift-and-relay rather than a full replacement. We replace cracked, slipped, and broken tiles, repair flashing, valleys, ridge mortar, and bird stops, and match existing profiles wherever possible — sourcing salvaged or discontinued tile when needed. We'll only recommend a full re-roof when the roof has genuinely reached the end of its life, and we'll explain why. Q: How much does a new roof cost in Las Vegas? A: It depends on the material and your roof. As rough market ballparks: asphalt shingle re-roofs often run about $3.50–$5.50 per square foot installed; tile re-roofs and lift-and-relays roughly $8–$20 per square foot; and metal roughly $7–$10+ per square foot. Every roof differs in size, pitch, access, and condition, so we always provide a free written estimate for your specific roof. Call 725-502-3114. Q: What's the best roofing material for the Las Vegas heat? A: There's no single best — it depends on your home, budget, and how long you'll keep the house. Tile is the local standard and lasts decades. Metal lasts longest (40–70 years) and is an excellent cool roof. Heat-rated and cool-rated asphalt shingles are the most affordable. For flat roofs, reflective TPO or PVC single-ply membrane (we don't install spray foam or torch-down). We'll help you weigh the trade-offs honestly. Q: How long do different roofs last in the desert? A: Tile: the tile lasts 50–100 years, but expect to replace the underlayment around every 20 years (longer with modern synthetics). Asphalt shingle: 20–30 years. Metal: 40–70 years. Single-ply TPO or PVC membrane (flat roofs): 20–30+ years with basic maintenance. The intense UV and thermal cycling in Las Vegas are the limiting factors. Q: What are the most common causes of roof leaks in Las Vegas? A: Dried and cracked pipe boots around plumbing vents, failed or poorly installed flashing at chimneys/skylights/walls, cracked or wind-slipped tiles, brittle aged underlayment, unsealed penetrations from old antennas or AC work, and ponding on flat or low-slope sections during monsoon storms. These are predictable failure points, which is what makes leaks findable and repairable. Q: Do you offer a warranty? A: Yes. We back roof-leak repairs with a 5-year leak-repair warranty — if the leak we fixed returns within that period, we make it right. Full re-roofs carry both a workmanship warranty and the manufacturer's material warranty for the system installed. We review the exact terms with you in writing at the estimate. Q: Are you a licensed roofing contractor in Nevada? A: Yes. City Seamless Roofing is a licensed, bonded, and insured Nevada contractor (C-15 #85215, C-14 #82656, C-13 #81881). Roofing work in Nevada should only be performed by a properly licensed roofing contractor — it protects you and your home. Q: How fast can you come out for a roof leak? A: Active leaks are a priority. Call or text photos of the problem to 725-502-3114 and we'll triage it quickly. During monsoon season we can often tarp and protect the area fast, then schedule the permanent repair. Q: Can you match my existing or discontinued roof tile? A: Often, yes. We can match many common Southern Nevada concrete tile profiles, and for discontinued tile we can frequently relocate matching tile from hidden areas (like behind a parapet) and install new tile there, so the visible roof stays a perfect match. We assess matching during the inspection. Q: Do you work on flat and commercial roofs? A: Yes. We install and service reflective TPO and PVC single-ply membrane on flat and low-slope roofs, for both homes and commercial buildings, and we work with HOAs and property managers including documentation and maintenance programs. We don't install spray foam or torch-down — for flat roofs we use TPO or PVC membrane instead. Q: Do you install torch-down or foam roofing? A: No. We don't install torch-down (torch-applied modified bitumen) or spray-foam (SPF) roofing. For flat and low-slope roofs we install reflective TPO or PVC single-ply membrane instead — a heat-welded, watertight, highly reflective surface built for ponding resistance and the Las Vegas sun. If your roof currently has foam or torch-down, we can assess it and talk through a membrane re-roof. Q: Do you install rain gutters? A: Yes. Rain gutters are our original trade — City Seamless started in seamless rain gutters before the roofing division. We install custom-fit seamless aluminum gutters and downspouts, and because gutters mount to the fascia at the roof edge, we can handle them alongside roof or fascia work. Our full rain-gutter operation lives at our sister site, cityseamless.com. Q: What areas do you serve? A: All of the Las Vegas Valley — Las Vegas, Henderson, Summerlin, North Las Vegas, Centennial Hills, Southern Highlands, Green Valley, Anthem, Inspirada, and Lake Las Vegas — plus Boulder City and the Moapa Valley and Virgin Valley to the northeast, including Mesquite, Overton, Logandale, and Glendale. Q: Do you serve Mesquite? A: Yes. Along with the full Las Vegas Valley, we serve the Moapa Valley and Virgin Valley to the northeast — including Mesquite, Overton, Logandale, and Glendale. Call 725-502-3114 to schedule an estimate in the Mesquite and Moapa Valley area. ## BLOG: My Roof Is Leaking During a Storm. What Should I Do in the First Hour? URL: https://cityseamlessroofing.com/blog/roof-leaking-during-storm-what-to-do/ Published: 2026-10-13 If your roof is leaking during a storm, stay off the roof, catch the water, move your belongings out of the way, take photos, and call a roofer. Those five steps protect your home and your family while you wait for the repair. Here is the full list, in order. ### 1. Stay off the roof It is tempting to climb up and try to fix it. Do not. A wet desert roof is steep and slick with grit, and storms add wind and lightning. The risk of a fall is far greater than anything you can fix from up there. Look from the ground if you want to see damage after the storm has passed. ### 2. Catch the water Put a bucket or a large pot under the drip. A towel in the bottom stops splashing. If the drip is coming from a spot you cannot reach, a tarp or plastic sheet on the floor will protect it. If water is coming from a light fixture or a ceiling fan, stay away from it and turn the light off. If you are unsure, switch off the breaker for that room. Water and electricity do not mix. ### 3. Move belongings Move furniture, rugs, electronics and anything else that water can ruin out from under the leak. Lift items off the floor in the room below the leak. If a ceiling is sagging or bulging with water, keep people and pets out of that room and away from underneath it. ### 4. Take photos and notes Photograph the ceiling stain, the wet floor and any dripping. Write down the time, and what the weather is doing, including whether the wind is strong and which way it is blowing. These notes help a roofer work out where the water entered. See how we find a roof leak for how we use them. ### 5. Call or text a roofer Call or text photos to (725) 502-3114. Active leaks are a priority, and we can often tarp and protect a damaged area fast, then schedule the permanent repair. Tell us where the water is showing up, how fast it is coming in, and what the weather is doing. We will triage from there. ### What a tarp does and does not do A tarp is a temporary cover. It keeps more water out while you wait for dry weather and the real repair. It is not the repair. The permanent fix still needs the true entry point found and repaired. Our roof leak detection page explains that process. For what we repair afterward, see residential roof repair. ### After the storm When the rain stops, look at the roof from the ground. Look for slipped or missing tiles, displaced shingles and debris. Look in the yard for pieces of tile or shingle. Check the ceilings in other rooms for new stains. Leave wet insulation or drywall for the roofer to see before you throw anything away if you can, and keep the photos. Trapped moisture can cause mold and damage the framing, so do not ignore a wet area once the drip stops. ### If the power is on Water and electricity are a bad mix. If the leak is near outlets, switches or the main panel, do not touch them. Keep children and pets away from wet areas near wiring. ### Next steps Once the cause is found, the repair may be small, such as a pipe boot, a flashing edge or a few tiles. It may be larger, such as an underlayment problem. We explain what we find and what the options are. For more on what storms do to roofs, read after the storm: wind and monsoon roof damage. Q: Can I put a tarp on the roof myself? A: We do not recommend it. A wet roof is dangerous. Call us and we can often tarp the area for you. Q: Should I turn off the power? A: If water is coming through a light fixture or ceiling fan, stay away from it. When in doubt, switch off the breaker for that room. Q: Do I need to call during the storm? A: Yes if water is coming in. Active leaks are a priority. You can also text photos. Q: Can the permanent repair be done in the rain? A: Permanent repairs are usually scheduled for dry weather. The tarp protects the roof until then. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: Why Does My Roof Leak Only in Heavy Rain or Wind-Driven Rain? URL: https://cityseamlessroofing.com/blog/roof-leaks-only-in-heavy-or-wind-driven-rain/ Published: 2026-10-13 A roof that leaks only in heavy rain or wind-driven rain has a small weak spot that light rain never reaches. Hard rain, or rain pushed sideways by wind, can reach gaps at flashing edges, under the tile and around penetrations that stay dry the rest of the time. That does not make it a minor problem. The gap is there all the time, and each storm lets in more water. The good news is that this kind of leak can be found, because it points to a short list of places. ### Why light rain does not show it Rain falling straight down lands on the surface and runs off. A gap has to be facing the water to take it in. In light rain, the water drains down the roof and never reaches the gap. Heavy rain puts far more water on the roof at once. It can pile up at a valley or behind a chimney until it reaches a spot that is normally above the waterline. Wind pushes rain sideways and upslope, into places that face the wind and would never see water otherwise. This is true for tile roofs in particular. Roof tiles overlap, but they do not seal. The underlayment beneath the tile is the second barrier, and its job is to keep wind-driven rain out of the house. In other words, the tile is the first layer and the underlayment is the second. When the second layer is worn, the first one is all you have. ### Where these leaks usually hide Flashing edges. Flashing at a chimney, a skylight or a wall is a sealed edge. If the seal has dried or pulled loose, water pushed against it in a storm can slip behind it. This is one of the most common causes of leaks that show up only in hard rain. Pipe boots and other penetrations. A cracked boot may only leak when enough water runs down the pipe, which takes a strong rain. See our article on pipe boots and penetrations. Cracked or slipped tiles. A tile that has moved can leave a gap that is open only on the side the wind comes from. Aged underlayment. On older tile roofs, felt underlayment typically fails in about 20 years in our climate. Once it has cracked, water that gets past the tile can find its way through. Valleys. A valley is where two roof planes meet and where monsoon water concentrates. It carries more water than any other part of the roof, so a small flaw there shows up first in a downpour. ### What to notice when it leaks Write these down while it is happening: When did the water show up, and how long after the rain began? Was the wind blowing, and from which direction? Which room, and where in the room? Did it stop when the rain stopped? A leak that appears only when wind blows from one direction points to the side of the house facing that wind. ### How the cause is found We start with those clues and work from the stain up the slope to the weak spots on that path. The method is the one we describe in how we find a roof leak: check the usual suspects, then use controlled water testing if the roof does not give the answer away. Water testing is especially useful for this kind of leak. If a leak only happens in hard rain, waiting for a storm to find it is slow and unreliable. Putting water on one area at a time, while someone watches inside, shows which spot is the entry point. Learn more about this service on our roof leak detection page. ### What the repair looks like The repair depends on what we find. A failed flashing edge is resealed or rebuilt. A worn pipe boot is replaced. A cracked or slipped tile is replaced or reset. If the underlayment under a section has failed, the tile in that area is lifted, the old felt is taken off, new underlayment and flashing go in, and your original tile is reset. These are the repairs we describe on our roof repair page. If the underlayment has failed across the whole roof, we will tell you, and explain whether a tile lift-and-relay makes sense. ### Do not wait for a bigger storm A leak that only shows in the worst storms can seem safe to ignore. It is not. The gap is open every time it rains. Having the roof checked before the next hard storm is easier than dealing with a wet ceiling in the middle of one. Q: Why does my roof leak only when the wind blows? A: Wind pushes rain sideways and upslope into places that stay dry in straight-down rain, like flashing edges and gaps in tile laps. Q: Is a leak that only happens in big storms serious? A: It can be. The gap is open in every rain. A hard storm just lets in enough water for you to see it. Q: Can you find it if it is not raining? A: Often, yes. We check the usual suspects and can use controlled water testing to find the entry point on a dry day. Q: Do I need a new roof? A: Usually not. These leaks tend to come from one spot. A new roof is only needed when the whole roof system has reached the end of its life. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: Water Stain on the Ceiling: Is It the Roof, the Air Conditioner or a Pipe? URL: https://cityseamlessroofing.com/blog/ceiling-water-stain-roof-ac-or-plumbing/ Published: 2026-10-13 A water stain on the ceiling usually comes from one of three places: the roof, the air conditioner, or a pipe. You can often tell which by noticing when the stain appears, what is above it, and whether it follows rain. Do these checks from inside the house. You do not need to climb on the roof, and you should not. ### Start with the timing The first question is when the stain showed up or grew. If it grew during or right after rain, the roof is the likely source. A recent downpour is a common clue. If it appeared on a hot, dry day while the air conditioner was running, think air conditioning. Condensation from cooling equipment and ducts happens in hot weather. If it grows with no link to rain or to the air conditioner, a pipe is possible, because pipes can leak at any time. ### Look at what is above the stain Location tells you a lot. Roof: a stain under a roof vent pipe, a skylight, a chimney or an outside wall is a clue. Stains near the edge of the room can also come from a gutter or roofline leak. Air conditioner: if the air handler or a duct is above the stain, look there first. A stain that runs in a straight line can follow the path of a duct. Plumbing: a stain under a bathroom, kitchen or laundry room, or one that sits below a fixture or a water pipe, points to plumbing. A stain that spreads in a large circle may also come from a pipe. ### Check the air conditioner If the air handler is in the attic or a closet, look at its drain pan and drain line outlet. Standing water in the pan, or a drain line that is dripping or backed up, means the air conditioner is making the water. An air conditioner or plumbing problem is not a roofing job. If you find water in the pan or a wet pipe, call an air conditioning technician or a plumber. ### Signs that point to the roof A stain that grows after rain and does not grow in dry weather. A stain near a vent pipe, chimney or skylight. A stain that shows up only in storms with wind. Remember that the stain is rarely right under the entry point. Water on a roof travels along the underlayment, decking and framing before it drips. We explain this in how we find a roof leak. ### What not to do Do not climb on the roof to look for the leak. Desert roofs are hot, steep and slick with grit. Do not paint over the stain yet. Fresh paint hides the evidence, and if the water source is still active, the stain will come back through it. Do not poke at a ceiling that is sagging or bulging with water. Keep clear of it and call for help. ### If you still cannot tell Take photos of the stain now, and again after the next rain. Write down the date and what the weather and air conditioner were doing. Those notes help whoever comes to look. If the stain follows rain or sits near a roof feature, send the photos to us. Our roof leak detection page explains how we trace a leak from the stain back to the roof. If the roof is the cause, our roof repair page covers what we fix. ### Why it matters to check quickly Whatever the source, trapped moisture can cause mold and damage to the framing. A small stain is the right time to find the cause. For the most common roof causes, see the most common roof-leak sources in Las Vegas homes. Q: How can I tell a roof leak from an air conditioner leak? A: Timing and location. A roof leak follows rain. An air conditioner leak follows cooling weather and sits near the air handler or ducts. Q: Can condensation cause a ceiling stain? A: Yes. Condensation on cooling equipment and ducts can drip onto a ceiling in hot weather. Q: Should I paint over the stain? A: Not until the source is found and fixed. The stain will come back if the water is still coming in. Q: Will you come out if it turns out not to be the roof? A: If the checks point away from the roof, an air conditioning technician or a plumber is the right call. If you are not sure, send photos and we will look at them. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: Tile Roof Leaking? Why the Tile Is Rarely the Problem URL: https://cityseamlessroofing.com/blog/tile-roof-leaks-why-the-tile-is-rarely-the-problem/ Published: 2026-10-13 When a tile roof leaks, the cause is usually the layer under the tile, the flashing, or a valley, not the tile itself. The tile can last 50 years or more, but the felt underlayment beneath it typically fails in about 20. That is good news for most homeowners. A leak usually means a repair or an underlayment replacement, and you can usually keep your existing tile. ### Two layers, two lifespans A tile roof is two systems stacked together. The tile on top is a rain shield and a sunshade. The underlayment beneath it is the waterproofing. Concrete and clay tile in Southern Nevada can last 50 to 100 years. Traditional asphalt-felt underlayment typically fails in about 20 years in our climate, and sometimes sooner. So a roof that is 20 or 30 years old can look flawless from the street while the layer that keeps water out has gone brittle and cracked. Tile does not seal like a sheet of roofing. Tiles overlap, and the underlayment beneath them is the second barrier against wind-driven rain. The tile slows water down. The underlayment is what is left when water gets past. ### Where tile roofs actually leak Underlayment. The most common systemic cause on older tile roofs. See our article on tile underlayment in Las Vegas. Flashing. Where the roof meets a chimney, skylight or wall, flashing seals the joint. It fails with age and movement. Valleys. A valley is where two roof planes meet and where monsoon water concentrates, so a worn valley shows up first. Pipe boots and penetrations. The rubber around plumbing vents cracks in the sun. See pipe boots and penetrations. Cracked or slipped tiles. Wind and foot traffic crack and shift tile. That exposes the underlayment to water and sun. Ridge mortar and bird stops. Cracked ridge mortar and missing or broken bird stops at the eave let water and pests in. ### Why the stain is not under the problem On a tile roof, water that gets under a tile runs down the underlayment before it finds a nail hole or seam to drip through. The stain inside can be several feet from the entry point. That is why we trace leaks from the stain back up the roof instead of sealing the roof above the stain. See our roof leak detection page. ### What a tile roof repair involves For a small problem, the repair is targeted: replace cracked tiles, reseat slipped ones, reseal a penetration, rebuild a flashing edge or repair a valley. We match the existing profile and color wherever possible. For an underlayment failure over an area, we lift the tile over that area, tear off the brittle old felt, install new high-temperature underlayment and flashing, and reset your original tile. For an underlayment failure across the whole roof, the answer is a tile lift-and-relay. We remove the tile, replace the underlayment and flashing with modern longer-lasting materials, and re-lay the same tile. You keep the look of your roof. See our tile roofing page. ### Can I keep my tile? In the vast majority of cases, yes. Tile is removed, set aside and put back after the underlayment and flashing are replaced. Only cracked or broken tiles are replaced, and we match those. For discontinued tile, we can sometimes relocate matching tile from an inconspicuous area and use new tile there. Because the roof looks the same afterward, a lift-and-relay also helps in HOA communities that require the roof to keep its approved look. ### How to know where your roof stands Have the underlayment checked. If your tile roof is 20 or more years old, it is worth knowing whether the underlayment is near the end of its life, ideally before a leak damages the inside of the house. We inspect underlayment age and condition during every tile-roof estimate. See residential roof repair for the repairs we do. Q: Why is my tile roof leaking when the tile looks fine? A: The underlayment beneath the tile has most likely failed. The tile can last 50 years or more. The felt under it usually does not. Q: Will I need new tile? A: Usually not. Only cracked or broken tiles are replaced. The rest are lifted and reset. Q: What is a lift-and-relay? A: The existing tile is removed, the underlayment and flashing are replaced, and the same tile is laid back down. Q: Can you match my tile? A: In most cases, yes. We match or closely blend replacement tile, and we assess matching at the inspection. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: Flat Roof Leaks in Las Vegas: Ponding, Seams, Scuppers and Drains URL: https://cityseamlessroofing.com/blog/flat-low-slope-roof-leaks-las-vegas/ Published: 2026-10-13 Flat and low-slope roofs usually leak where water collects or where something goes through the roof: a seam, a drain, a vent or a wall edge. A clogged drain or a low spot that holds water after rain is often the cause. The cause can be found and fixed. Here is what to look for and what the repair involves. ### Why flat roofs leak differently A pitched roof sheds water quickly. A flat or low-slope roof sheds it slowly, and it depends on drains, scuppers or edges to carry water away. When that system does not work, water sits on the roof. In Las Vegas, flat and low-slope sections are common on modern homes, additions, patio structures and older central-valley houses. Monsoon downpours test every one of them. ### Ponding: water that does not leave Roofers use the term ponding. The National Roofing Contractors Association defines it as water that remains on a roof surface longer than 48 hours after the most recent rain. Ponding is a warning sign. Standing water finds seams, penetrations and weak spots and leaks through them. Water that sits also adds weight to the roof, and the roof can sag further under each storm, which makes the low spot bigger. If you have a flat section, check it a day or two after rain. Water still sitting there is the sign. ### Scuppers and drains A scupper is an opening through the edge wall of a flat roof that lets water run off. A drain does the same job through the roof surface. When either one is clogged with leaves, grit or debris, water backs up and pools around it. A clogged scupper or drain is one of the simplest causes of ponding, and one of the easiest to check from the ground or from a window. Look for water standing near the edge or in a low corner. ### Seams, edges and penetrations Water that pools will find any weak point. On a flat roof, those are seams in the roofing, the flashing where the roof meets a wall or curb, and anything that comes up through the roof, such as vent pipes. These are the same spots we check on any roof. The difference on a flat roof is that water sits against them instead of running away. We describe the full process in roof leak detection. ### How a flat roof leak is found As with any leak, the stain inside is not always below the entry point. Water can run along the roof deck before it drips. We look at the low spots, the drains and the edges, then the seams and penetrations. If the cause is not clear, controlled water testing can confirm it. See how we find a roof leak for the steps. ### What the repair looks like If the cause is a clogged drain or scupper, clearing it may stop the ponding. If a seam or penetration has failed, it can be repaired. Where the roof will not drain because of its slope, we can look at correcting the slope where that is feasible. On roofs that have reached the end of their life, or where ponding is chronic, a new reflective TPO or PVC single-ply membrane can be installed with slope-to-drain detailing, sealed penetrations and watertight flashing at every wall and curb. The seams in these membranes are heat-welded into a continuous surface. See our TPO and PVC roofing page, and our article on flat roof options in Las Vegas. ### What to do now If you suspect a leak on a flat section, take photos of any standing water after rain and of the stain inside. Please do not walk on the roof. Send the photos to (725) 502-3114 and we can tell you what we see. Q: What is ponding? A: Ponding is water that stays on a roof longer than 48 hours after rain stops. Q: Why does my flat roof leak after it rains? A: Often because water sits against a seam, a vent or an edge and finds its way in, or because a drain or scupper is blocked. Q: Can a flat roof leak be repaired without a new roof? A: Often, yes. If the cause is a blocked drain, a failed seam or a bad penetration, it can be repaired. A new membrane is for roofs at the end of their life. Q: Do you install torch-down or spray foam? A: No. For flat and low-slope roofs we install reflective TPO or PVC single-ply membrane. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: Roof Leak Repair in Henderson: What a Leak Visit Looks Like, Start to Finish URL: https://cityseamlessroofing.com/blog/roof-leak-repair-henderson-what-to-expect/ Published: 2026-10-13 A roof leak visit in Henderson starts with a call or a text with photos, followed by a look at the inside and outside of the house, a diagnosis of where the water gets in, a written estimate, and the repair. Many leaks are diagnosed and repaired in a single visit. Here is what each step looks like, so there are no surprises. ### Step 1: The call or text Call or text photos to (725) 502-3114. Photos of the ceiling stain, any dripping and any damage you can see from the ground are the most useful. Active leaks are a priority, and we triage quickly. Tell us where the water shows up, when it appears, and whether it happens only in rain or wind. If water is coming in now, see what to do in the first hour. ### Step 2: Looking at the inside and the outside We start with the evidence: where the stain is, how big it is and what is above it. Then we look at the roof along the path from the stain up the slope. We check the places that fail most often: flashing at walls, chimneys and skylights; pipe boots and vents; valleys; cracked, slipped or broken tiles and the underlayment below them; ridge mortar and bird stops; and low-slope transitions. On most Henderson roofs, which are tile, the leak is usually under the tile rather than in it. ### Step 3: Finding the real entry point Water rarely enters directly above the stain. It travels along the underlayment, decking and framing first. When the roof does not give the answer away, we use controlled water testing to confirm the entry point before repairing. Read more in how we find a roof leak and on our roof leak detection page. ### Step 4: What we tell you and what you get in writing We show you what we found and why it leaks. If a repair will solve it, we say so. If the roof has reached the end of its service life, we say that plainly too and explain why. We give a free, no-pressure inspection and a written estimate for your specific roof before any work begins. ### Step 5: The repair The repair matches the cause: a pipe boot, flashing, a valley, a few tiles, or underlayment over an area. We reseat or replace tile and match the existing profile and color where possible. Larger underlayment or flashing problems are scheduled promptly after the diagnosis. See our residential roof repair page for the full list. ### Henderson roofs: what we see Henderson is mostly tile, and much of it sits in HOA communities with roof requirements. A repair or a lift-and-relay keeps the roof looking the way it was approved. See our Henderson page for the neighborhoods we serve, including Green Valley, Anthem, Inspirada, Seven Hills and Lake Las Vegas. Green Valley homes built in the 1980s and 1990s have original felt underlayment that is now well past its roughly 20-year life, even where the tile is fine. Hillside areas like Anthem, MacDonald Highlands and Black Mountain catch more wind than the valley floor. Wind lifts and slips tiles and works at flashing edges, which is a common cause of leaks there. ### Before we arrive Write down when the leak shows up. Take photos. Move belongings from under the stain. Please do not climb on the roof. Q: How fast can you respond to a leak in Henderson? A: Active leaks are a priority. Call or text photos and we will triage. In emergencies we can often tarp and protect the area, then schedule the permanent repair. Q: Is the inspection free? A: Yes. We give a free, no-pressure inspection and a written estimate before any work begins. Q: Do you work with HOA rules? A: Yes. We work to match approved profiles and colors, and a lift-and-relay reuses your existing tile. Q: Do I need a new roof? A: Usually not. Most leaks come from a repairable spot. We only recommend a re-roof when the roof has reached the end of its service life. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: Tile Roof Repair in Mesquite, NV: What Desert Heat Does to Your Underlayment URL: https://cityseamlessroofing.com/blog/tile-roof-repair-mesquite-nv/ Published: 2026-07-07 Mesquite sits on the Nevada–Arizona line about 80 miles up I-15 from Las Vegas, and through the summer it runs hotter than the valley itself — among the hottest spots in the state. Its neighborhoods are heavily tile-roofed, which is a good match for the desert in almost every way but one: the waterproofing layer beneath the tile ages faster here than almost anywhere. If you own a tile roof in Mesquite, this is the piece worth understanding before a leak forces the issue. ### Why Mesquite is so hard on tile roofs A tile roof is really two systems stacked together: the tile, which is a sunshade and rain shield, and the underlayment beneath it, which is the actual waterproofing. In Mesquite's relentless UV and daily thermal cycling — surfaces heating and cooling by dozens of degrees every day through the summer — the tile holds up for 50 years or more, but the asphalt-felt underlayment goes brittle and cracks. In the Las Vegas valley that underlayment typically fails around the 20-year mark; in Mesquite's harsher heat it can come due sooner. The result surprises people: a Mesquite tile roof can look flawless from the street while the layer that keeps water out has already failed underneath. ### The tile is fine — the underlayment isn't When a tile roof in Sun City Mesquite, Highland Hills, or one of the older neighborhoods near the center of town starts to leak, the fix usually isn't new tile. The tile is still good. What's failed is the underlayment and often the flashing and pipe boots around it. Depending on how far the failure has spread, the answer is either a targeted repair — matching and replacing cracked or slipped tile, resealing penetrations, correcting flashing — or a tile lift-and-relay, where the existing tile is removed, modern long-life underlayment and new flashing go down, and the same tile is reset. Either way you keep your roof's exact look. ### Monsoon season finds every weak point The Virgin Valley's summer monsoon arrives as short, intense downpours after months of baking heat. That's the worst-case test for a roof: dried-out pipe boots, hairline-cracked tile, and tired flashing that held through the dry season all give way at once when real water finally hits. The best time to find those weak points is before the storms, not during them — a pre-monsoon inspection turns what would be an interior-damage emergency into a cheap, planned repair. ### Repair, relay, or re-roof — how to decide The honest dividing line is whether the failure is local or system-wide. A few cracked tiles, one leaking penetration, or a small area of flashing damage is a repair. Underlayment that's reached the end of its life across the whole roof is a lift-and-relay. A full re-roof only makes sense when the tile itself is failing or you're changing materials — which, on a Mesquite tile home, is rare. Anyone quoting a full replacement before diagnosing the actual problem is skipping the step that saves you money. ### We serve Mesquite from the Las Vegas valley City Seamless Roofing crews dispatch from the Las Vegas valley, and we serve Mesquite, Sun City Mesquite, and the wider Virgin Valley — the same tile-repair work we do across Southern Nevada, brought to a community many valley roofers won't drive to. We coordinate Virgin Valley trips and schedule Mesquite inspections around them, so call or text photos to 725-502-3114 and we'll set up an inspection and give you a straight answer. Leak repairs are backed by our 5-year leak-repair warranty. Q: Do you actually serve Mesquite, or just Las Vegas? A: We serve Mesquite and the Virgin Valley regularly, including Sun City Mesquite, Highland Hills, and the surrounding communities. Our crews come from the Las Vegas valley and we coordinate trips to Mesquite, so call 725-502-3114 to get on the schedule. Q: Why does my tile roof leak when the tile looks perfect? A: Because the tile isn't the waterproofing — the underlayment beneath it is. In Mesquite's extreme heat that felt underlayment goes brittle and cracks while the tile stays fine, so leaks appear on roofs that look flawless from the street. The fix is repair or a lift-and-relay, not new tile. Q: Do you repair tile roofs, or only replace them? A: Tile repair is our flagship work. We match and replace cracked or slipped tile, reseal penetrations, and fix flashing, and we only recommend a full lift-and-relay when the underlayment across the whole roof has failed. We lead with the smallest fix that genuinely solves the problem. Q: How much does tile work cost in Mesquite? A: A targeted tile repair is modest; a full tile lift-and-relay generally runs in the range of roughly $8–$20 per square foot depending on tile, complexity, and access. Every roof is different, so we provide a free written estimate for yours. Q: Are you licensed and insured? A: Yes — City Seamless Roofing is a licensed, bonded, and insured Nevada roofing contractor (C-15 #85215, C-14 #82656, C-13 #81881). ## BLOG: Your 20-Year-Old Tile Roof: The Tiles Are Fine, the Underlayment Isn't URL: https://cityseamlessroofing.com/blog/tile-roof-underlayment-las-vegas/ Published: 2026-05-20 If you own a tile roof in Las Vegas and it has started to leak, you've probably been told you need a new roof. Usually, you don't. You need new underlayment — and you can keep your existing tile. ### Tile and underlayment age very differently A concrete or clay tile roof in Southern Nevada can last 50 to 100 years. The tile is essentially a rain shield and a sunshade. But the actual waterproofing layer is the underlayment underneath the tile — and in our climate, traditional asphalt-felt underlayment typically fails in about 20 years, sometimes less. So a 20- to 30-year-old tile roof can look flawless from the street while the waterproofing beneath it has gone brittle and cracked. That's why the leak surprises people. ### The fix is a lift-and-relay, not new tile A tile lift-and-relay is exactly what it sounds like: we carefully remove your existing tile, replace the underlayment and flashing with modern, longer-lasting materials, and re-lay the same tile. You keep your roof's appearance and your HOA stays happy, while everything underneath is effectively new — often with 25 to 35+ years of underlayment life. It costs a fraction of an all-new tile roof, which is why it's the most common worthwhile roofing project in established Las Vegas and Henderson neighborhoods right now. ### How to know where your roof stands The honest answer is to have the underlayment inspected. If your tile roof is 20 or more years old, it's worth knowing whether the underlayment is near the end of its life — ideally before a leak does interior damage. We inspect underlayment age and condition for free and tell you straight whether you need a repair, a relay, or nothing yet. Q: Can I really keep my existing tile? A: In the vast majority of cases, yes. The tile is removed, set aside, and re-laid after the underlayment and flashing are replaced. Only cracked or broken tiles need replacing, and we match those. Q: How long does a relay last? A: Modern synthetic and rubberized underlayments commonly last 25 to 35+ years in our climate — far longer than the original felt. ## BLOG: Repair or Replace? When a Las Vegas Roof Leak Means a New Roof URL: https://cityseamlessroofing.com/blog/roof-repair-vs-replace-las-vegas/ Published: 2026-05-16 The most expensive mistake in roofing is replacing a roof that only needed a repair — and the second is repeatedly patching a roof that's genuinely done. Here's how we draw the line. ### When a repair is the right call Most Las Vegas leaks come from localized, repairable causes: a cracked pipe boot, failed flashing at a chimney or wall, a few wind-slipped or cracked tiles, or a small area of underlayment failure. If the rest of the roof system still has life, the right move is a targeted repair — and we warranty leak repairs for 5 years. ### When it's time to replace or relay Replacement or a full tile lift-and-relay makes sense when the failure is system-wide rather than local: underlayment that's reached the end of its life across the whole roof, widespread shingle deterioration, or repeated leaks in multiple areas. At that point, continuing to patch costs more over time than fixing it properly once. ### Get an honest assessment The only way to know is to have the roof inspected by someone who will tell you the truth. We lead with repair, recommend replacement only when it's genuinely warranted, and explain exactly what we found so you can decide with real information. ## BLOG: How Much Does a Roof Replacement Cost in Las Vegas? (2026) URL: https://cityseamlessroofing.com/blog/roof-replacement-cost-las-vegas/ Published: 2026-05-12 Roof cost is the first question every homeowner asks, and the honest answer is 'it depends' — but you deserve real ballparks, so here they are. Note that these are market ranges; the only accurate number is a free estimate for your specific roof. ### Cost ranges by material Asphalt shingle: roughly $3.50–$5.50 per square foot installed; many whole-home projects land between $15,000 and $25,000. Tile re-roof or lift-and-relay: roughly $8–$20 per square foot, depending on tile, underlayment, and complexity. Metal: roughly $7–$10+ per square foot, more for premium standing-seam systems — but with a 40–70 year lifespan. ### Why the desert adds to the price Nevada's extreme heat calls for heat-rated materials and specialized installation, which can add 10–20% versus milder climates. Skimping on materials or installation to save a little up front almost always costs more in shortened roof life and early leaks. ### What changes your number Roof size and pitch, the number of penetrations and valleys, access and stories, tear-off and decking condition, and the material you choose all move the price. That's why we measure and inspect before quoting — and why the estimate is free and in writing. ## BLOG: Tile vs. Shingle vs. Metal: The Best Roof for Las Vegas Heat URL: https://cityseamlessroofing.com/blog/best-roofing-material-las-vegas-heat/ Published: 2026-05-08 Every roofing material can work in Las Vegas with the right installation. The question is which one fits your home, budget, and timeline. Here's the honest breakdown. ### Tile — the local standard Concrete and clay tile dominate Las Vegas for good reason: heat- and fire-resistant, attractive, and the tile lasts 50+ years. Just remember the underlayment beneath needs replacing roughly every 20 years. Best for: most valley homes, especially in HOA tile communities. ### Metal — the longest life and a true cool roof Metal lasts 40–70 years, resists fire and wind, and reflective finishes make it an excellent cool roof. Higher up-front cost, lowest long-term cost. Best for: homeowners keeping the house long-term who want a roof they'll never think about again. ### Shingle — the affordable option Heat-rated and cool-rated architectural shingles are the most affordable choice and last 20–30 years. Best for: budget-conscious replacements and steeper-pitched tract homes. ### TPO & PVC membrane — for flat and low-slope roofs Flat and low-slope sections need a continuous membrane, not tile or shingle. We install reflective single-ply TPO and PVC — highly reflective, heat-welded at the seams into a watertight surface, and an excellent cool roof. Best for: flat residential sections, additions, patios, and light commercial buildings. You'll also hear about spray polyurethane foam (SPF) for flat roofs. It's a real system in the market, but it isn't one we install — we focus on membrane systems we can detail and warranty with confidence. ## BLOG: Monsoon Roof Prep: Stop Leaks Before the Summer Storms URL: https://cityseamlessroofing.com/blog/monsoon-roof-prep-las-vegas/ Published: 2026-06-02 Las Vegas gets little rain, but when the monsoon hits, it hits hard — an inch or more in under an hour. That intensity finds every weak point on a roof. A little prep before the season saves a lot of interior damage during it. ### Check the usual failure points Before the storms, the things most likely to leak are dried-out pipe boots, failed flashing at chimneys and walls, cracked or slipped tiles, and clogged or undersized drainage on flat areas. These are exactly where monsoon water gets in. ### Clear and protect drainage On flat and low-slope sections, ponding during a downpour is a leading cause of leaks. Make sure scuppers, drains, and gutters are clear so water sheds instead of pooling and backing up under roofing. ### Get a pre-season inspection A pre-monsoon inspection catches small problems while they're still cheap repairs. We'll check the penetrations, flashing, tile, and drainage and warranty any leak repairs for 5 years — so the next storm is a non-event. ## BLOG: The Most Common Roof-Leak Sources in Las Vegas Homes URL: https://cityseamlessroofing.com/blog/common-roof-leak-sources-las-vegas/ Published: 2026-04-28 Most Las Vegas roof leaks come from five places: cracked pipe boots, failed flashing, cracked or slipped tiles, aged underlayment, and ponding on flat sections. The same culprits come up again and again, and knowing them helps you catch a problem early. None of these usually means you need a new roof. Each one is a specific spot that can be found and repaired. ### 1. Cracked pipe boots The rubber boots that seal around plumbing vent pipes dry out and crack in the UV. This is often the single most common leak source on desert roofs, and one of the cheapest to fix. Once the rubber splits, water runs down the pipe and into the house. The stain often shows up in a bathroom or hallway near where the pipe passes through the ceiling. We cover this in detail in pipe boots, vents and penetrations. ### 2. Failed flashing Flashing is the metal or sealed trim where the roof meets something else: a chimney, a skylight, a wall, a roof-to-wall transition. It fails from age, from movement, or from poor original installation, and it lets water slip in behind it. Flashing leaks are often the ones that show up only in hard or wind-driven rain, because the water has to be pushed sideways into the gap. ### 3. Cracked or slipped tiles Wind and foot traffic crack and dislodge tiles. That exposes the underlayment to direct water and sun. A single slipped tile is a small repair if it is caught early. Left alone, the underlayment below it ages faster and the leak spreads. Tile repair is a large part of our roof repair work. ### 4. Aged underlayment On older tile roofs, brittle felt underlayment is the systemic cause. The tile on top can last 50 years or more, but traditional asphalt-felt underlayment usually fails around the 20-year mark in our climate. That is why a tile roof can look perfect from the street and still leak. The fix is usually a lift-and-relay, not new tile. See our page on tile roofing and our article on tile underlayment. ### 5. Ponding on flat sections Flat and low-slope areas that do not drain properly hold water during monsoon storms. The standing water finds the weak points: seams, penetrations and edges. If you have a flat section, look at it a day or two after rain. Water still sitting there is a warning sign. ### Other causes worth knowing Unsealed penetrations left behind by old antennas or air conditioner work can leak, because the hole was never closed properly. Ridge mortar can crack, and missing or broken bird stops at the eave let water in. Debris in valleys and around penetrations can also send water where it should not go. ### Warning signs to watch for Inside the house: a new ceiling stain, a stain that grows after rain, peeling paint near the ceiling, or a musty smell in a room under the roof. From the ground: tiles that sit crooked or are missing, a pipe boot that looks cracked, or pieces of tile in the yard after wind. Do not climb up to check. Look from the ground, or send us photos at (725) 502-3114. If you already have a stain and are not sure the roof is the cause, read roof, air conditioner or plumbing. To see how we trace a leak once we are on site, see our roof leak detection service. Q: What is the most common cause of a roof leak in Las Vegas? A: Cracked pipe boots are often the single most common cause we find on desert roofs, followed by failed flashing and cracked or slipped tiles. Q: Does a leak mean I need a new roof? A: Usually not. Most leaks come from one spot that can be repaired. A new roof only makes sense when the whole roof system has reached the end of its life. Q: Why does my tile roof leak when the tile looks fine? A: Most often the underlayment beneath the tile has aged and cracked. The tile is a rain shield and sunshade. The underlayment is the layer doing the waterproofing. Q: Can I check the roof myself? A: Check from the ground and from inside the house. Do not climb up. Desert roofs are hot, steep and slick with grit. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: How We Find a Roof Leak Fast (Leak Detection Explained) URL: https://cityseamlessroofing.com/blog/how-we-find-roof-leaks/ Published: 2026-04-20 We find a roof leak by starting at the wet spot inside and working back up the roof to the place where the water gets in. We check the usual weak points on that path first, and when the roof does not give the answer away, we confirm it with controlled water testing before any repair starts. Most of the time this can be done without tearing the roof apart. Here is what each step looks like, so you know what to expect when you call. ### Why the stain is not the leak Water rarely enters a roof directly above where it drips inside. It runs along the underlayment, the decking and the framing, sometimes several feet, before it finds a nail hole, a seam or a gap to drip through. On a tile roof, water can get in through one cracked tile, a worn pipe boot or a hairline gap in flashing, then run down the underlayment before it shows up as a stain. By then the damage you can see is far from the real entry point. That is why so many repairs fail. Someone seals the roof above the stain, the next rain comes, and the stain is back. The fix has to be made where the water goes in, not where it comes out. ### Step 1: Start with the evidence inside We begin with what you can see and what you remember. Where is the stain? How big is it? Has it grown? Does it show up only in a hard rain, only when the wind blows, or after any rain at all? Those answers narrow the search. A leak that only appears in wind-driven rain points to a different place than a leak that shows up after a light shower. We also look at the attic when it is reachable. Wet insulation or a trail of staining on the framing shows the direction the water took. ### Step 2: Work up the slope from the stain Water runs downhill. So we work up the roof slope from the stain, using the shape of the roof to decide where the water could have entered and traveled. We look at every roof feature on that path: a wall meeting the roof, a chimney, a skylight, a vent pipe, a valley where two roof planes meet, a low-slope section. Each of these is a place where the roof is more likely to leak than a plain field of tile or shingle. ### Step 3: Check the usual suspects Desert roofs fail in predictable places, and we check them in turn: flashing at walls, chimneys and skylights; pipe boots and vents; valleys; cracked, slipped or broken tiles and the underlayment beneath them; ridge mortar and bird stops; and low-slope transitions where monsoon water pools. On tile roofs, which are most of what we work on, the leak is usually under the tile, not in the tile itself. A tile can look fine from the street while the underlayment below it has gone brittle. You can read more about that in our guide to the most common leak sources. ### Step 4: Confirm it with water testing Sometimes the roof does not show an obvious cause. In that case we use controlled water testing. That means wetting one small area of the roof at a time while someone watches for water to appear inside. When it shows up, we know that area is the entry point. This matters because a repair made on a guess is just a second leak waiting to happen. Confirming the entry point first means we fix the real problem the first time. ### Step 5: Show you what we found, then repair it Once we know where the water gets in, we show you what we found and explain why it leaks. Then we repair it. Many leaks are diagnosed and repaired in a single visit. Larger underlayment or flashing problems are scheduled promptly after the diagnosis. Because we find the real source, we can stand behind the repair with a 5-year leak warranty. If the cause turns out to be bigger than a spot repair, we say so and explain the options. You can read how we think about that in repair or replace. ### What you can do before we arrive Write down when the leak shows up and what the weather was doing. Take a photo of the stain and of any wet spot in the attic. Move furniture and belongings out from under it. Please do not climb onto the roof yourself. Desert roofs are hot, steep and slick with grit, and a wet roof is worse. Text photos to (725) 502-3114 and we can often tell you a lot before we arrive. See our roof leak detection service and roof repair service for more. Q: Do you have to tear off my roof to find the leak? A: Most of the time, no. We find the great majority of leaks by reading the roof and checking the usual failure points. We only open up roofing where the diagnosis requires it, and we explain before we do. Q: Can you find a leak another roofer could not? A: Often, yes. Leaks that beat other companies are usually being chased at the stain instead of at the source. We work from the symptom back to the real entry point. Q: How quickly can you find and fix a roof leak? A: Active leaks are a priority. Call or text photos for fast triage. Many leaks are diagnosed and repaired in one visit, and larger problems are scheduled promptly after diagnosis. Q: My ceiling is stained but I do not see any roof damage. What now? A: That is normal. The entry point is rarely directly above the stain, and it is often small. Do not wait, because trapped moisture can cause mold and damage to the framing. Q: Who do I call about a leak? A: Call or text photos to (725) 502-3114. ## BLOG: Flat & Low-Slope Roofs in Las Vegas: TPO & PVC Explained URL: https://cityseamlessroofing.com/blog/flat-roof-options-las-vegas/ Published: 2026-04-12 Flat and low-slope roofs — common on modern homes, additions, patios, and commercial buildings — need a continuous, watertight, reflective surface. Here are the systems that work in the desert. ### TPO membrane A bright-white, highly reflective single-ply membrane, heat-welded at the seams into a continuous watertight surface. Its reflectivity makes it an excellent cool roof — a strong, cost-effective workhorse for Las Vegas flat roofs. ### PVC membrane Similar reflectivity to TPO with superior chemical resistance and extremely strong welded seams — a premium choice for demanding flat-roof applications. ### What we don't install: foam and torch-down You'll come across two other flat-roof systems in Las Vegas: spray polyurethane foam (SPF) and torch-down (modified bitumen). Both exist in the market and both can work, but neither is a system we install. Foam depends on careful application and periodic recoating to keep performing, and torch-down is an older hot-applied method — we've chosen to concentrate on single-ply membrane, where our detailing and workmanship give the most reliable, warrantable result. If you have an existing foam or torch-down roof that's failing, we can usually recover it with a TPO or PVC membrane system rather than chasing repairs on it. ### The common thread: drainage Whatever the surface, a flat roof lives or dies on drainage. We correct slope-to-drain and detail every penetration so monsoon water sheds instead of ponding. ## BLOG: How Long Does Each Roof Type Last in the Nevada Desert? URL: https://cityseamlessroofing.com/blog/how-long-roofs-last-las-vegas/ Published: 2026-04-04 Roof lifespan claims are often optimistic. Here are realistic numbers for the Las Vegas climate, where UV and thermal cycling are the limiting factors. ### Tile: 50–100 years (with a catch) The tile itself lasts generations. But the underlayment beneath it lasts only about 20 years for felt, or 25–35+ for modern synthetics. Plan on at least one underlayment relay during a tile roof's life. ### Metal: 40–70 years The longest-lasting common roof, with minimal maintenance and excellent heat and wind resistance. ### Asphalt shingle: 20–30 years Quality architectural shingles last two to three decades here; cheap three-tab shingles fail much faster in the UV. ### Flat membrane (TPO/PVC): 20–30+ years Reflective single-ply membranes like TPO and PVC last decades with basic maintenance — the flat-roof systems we install. (Spray foam roofs exist too and last a similar range with periodic recoating, but foam isn't a system we install.) ## BLOG: How to Choose a Licensed Roofing Contractor in Las Vegas URL: https://cityseamlessroofing.com/blog/choosing-licensed-roofing-contractor-las-vegas/ Published: 2026-03-26 Roofing attracts both excellent contractors and fly-by-night operators. A few questions separate them. ### Verify the license Roofing work in Nevada should only be done by a licensed roofing contractor. Ask for the contractor's license number and confirm it's active. City Seamless Roofing holds Nevada licenses C-15 #85215, C-14 #82656, and C-13 #81881, and we're bonded and insured. ### Ask about warranties — in writing A real warranty is specific and written. We back leak repairs with a 5-year warranty and provide manufacturer material warranties on re-roofs, with terms reviewed at the estimate. ### Look for repair-first honesty Be wary of any roofer who quotes a full replacement before diagnosing the actual problem. A trustworthy contractor leads with the smallest fix that solves it and recommends replacement only when it's genuinely warranted. ## BLOG: Cool Roofs & Energy Savings in the Las Vegas Sun URL: https://cityseamlessroofing.com/blog/cool-roofs-energy-savings-las-vegas/ Published: 2026-03-18 In a climate where roof surfaces bake all summer, a reflective 'cool roof' isn't just comfort — it's measurable energy savings. ### What makes a roof 'cool' A cool roof reflects more sunlight and absorbs less heat than a standard roof, keeping the attic and the home cooler. Less heat in the attic means less work for your air conditioner during Las Vegas summers. ### Cool options by material Reflective metal finishes and bright single-ply membranes (TPO/PVC) are excellent cool roofs. Cool-rated asphalt shingles and lighter-color tile also reflect more than dark surfaces. We'll point out the cool-roof options for your roof type during the estimate. ### Ventilation matters too A cool surface works best with proper attic ventilation. Functioning soffit intake and roof exhaust let hot attic air escape, protecting the roof system and lowering cooling load. ## BLOG: Pipe Boots, Vents & Penetrations: The Hidden #1 Leak Source URL: https://cityseamlessroofing.com/blog/pipe-boots-roof-leaks/ Published: 2026-03-10 A cracked pipe boot is the first thing we suspect when a Las Vegas roof leaks and the cause is not obvious. The rubber seal around a plumbing vent pipe dries out in the desert sun, splits, and lets water run straight down the pipe into the house. It is also one of the least expensive roof repairs there is, if it is caught before the water does damage. ### What a pipe boot is Every plumbing vent pipe that sticks up through your roof needs a seal where it passes through. That seal is called a pipe boot. It is usually a flashing base with a rubber or neoprene collar that fits around the pipe. The base sheds water over the roof surface. The collar keeps water from running down the pipe. Both have to stay tight for the boot to work. ### Why pipe boots fail The rubber or neoprene is directly exposed to the desert sun, all day, every day. Over years of UV and heat, it hardens, cracks and splits. Once there is a gap, water runs straight down the pipe and into the home. This is why the stain often appears near a bathroom, a laundry room or a hallway where a vent pipe passes through the ceiling. ### How to spot a failing boot From the ground, you may see a collar that looks cracked, curled or pulled away from the pipe. Inside, look for a ceiling stain near a plumbing wall that grows after rain. Do not climb up to look. A roofer can check every boot on the roof quickly, and a pipe boot inspection is a normal part of how we look at a leak. Photos sent to (725) 502-3114 help us triage. ### Every penetration is a risk It is not just plumbing vents. Old antenna mounts, abandoned air conditioner penetrations, exhaust vents, conduit and similar items all create holes in the roof that depend on a seal. When those seals fail, or were never done right, they leak. On a roof that has been through several owners, there are often old penetrations nobody remembers. We check for them as part of roof leak detection, because they are a common cause of leaks that other repairs missed. ### Cheap to fix early A failing boot caught early is one of the least expensive roof repairs there is. Replacing a boot is a fast, small repair. Left alone, it lets water into the ceiling, insulation and framing, and that damage costs far more to fix. A quick inspection catches boots before the next storm. If your roof is dry now but the boots look worn, it is worth having them checked before monsoon season. ### When to have them checked The first good time is before monsoon season. The second is after any storm that brings wind or heavy rain. The third is any time you see a new ceiling stain near a plumbing wall. Roofs with many vents have many boots. It is worth checking all of them in one visit, since worn boots on the same roof have usually had the same sun for the same time. ### Why a dab of sealant is not the fix A coat of sealant over a cracked boot is a patch on a part that is already worn out. The sun that cracked the rubber will go after the sealant too. The better repair is to replace the boot or its collar so the seal is new. For other leak sources and how they compare, see the most common roof-leak sources. For our repair work, see residential roof repair. Q: How do I know if the leak is from a pipe boot? A: A stain near a plumbing wall that grows after rain is a strong clue. A roofer can confirm it by checking the boot and testing the area. Q: Can a pipe boot be repaired or does it have to be replaced? A: The lasting repair is to replace the boot or its collar. A coat of sealant alone tends to break down in the sun again. Q: How long do pipe boots last? A: It depends on the material and the sun exposure, and we do not give a number. If the rubber is cracked or pulled away from the pipe, it needs attention. Q: Is a pipe boot repair a big job? A: It is one of the smaller roof repairs. Cost depends on the roof, so we give a free inspection and a written estimate. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: After the Storm: Wind & Monsoon Roof Damage — What to Do Next URL: https://cityseamlessroofing.com/blog/storm-wind-roof-damage-las-vegas/ Published: 2026-03-02 After a storm, check your roof from the ground, protect the inside of the house if water is coming in, and call a roofer. Do not climb up yourself. Text photos to (725) 502-3114 and we can help sort out what needs to happen first. Las Vegas wind and monsoon storms can lift tiles, tear shingles and start leaks in minutes. Knowing what to do afterward protects your home. ### Check from the ground, safely Walk around the house and look up. You are looking for slipped or missing tiles, displaced shingles, and debris on the roof. Look at the ground too. Pieces of tile or shingle in the yard tell you something came off. Inside, check ceilings and the areas around skylights for new stains. Check closets and the garage, where a small stain is easy to miss. Do not climb up yourself. Desert roofs are hot, steep and slick with grit, and after a storm they can be wet and loose with debris. ### What storm damage looks like Wind lifts tiles and slips them out of place. It can crack tiles, tear shingles and work at flashing edges until they pull loose. Debris can hit the roof and break tiles. Heavy rain finds any weak point. Hillside and elevated areas catch more wind than the valley floor, so these roofs often show damage first. Our Henderson page has more on that. ### Protect the interior If water is actively coming in, contain it. Put a bucket under the drip and move furniture, rugs and valuables out of the way. Take photos of the stain and the wet area with the date. Then call a roofer promptly. We can often tarp and protect a damaged area fast, then complete the permanent repair on a schedule. For a step-by-step list, see what to do in the first hour of a roof leak. ### Why a quick tarp is not the end A tarp keeps more water out while you wait. It is a temporary step. The permanent repair is what stops the leak, and it needs the real cause found and fixed. See how we do that in how we find a roof leak. ### Get it repaired and matched Storm damage repair means replacing slipped or broken tiles, re-securing edges and fixing any flashing the wind worked loose. We match your tile so the repair blends in. Text photos to 725-502-3114 for fast triage, and your leak repair is warrantied 5 years. If the storm exposed older problems, like worn underlayment, we tell you what we see and what your options are. See our residential roof repair page for what we repair. ### What to tell the roofer Tell us when the storm hit, where you saw water, and whether the stain has grown since. Tell us if the leak appeared only during the wind or has continued after the rain stopped. Those details help us work out where the water got in. If you have photos from before the storm, such as a picture of the roofline, they can help show what changed. ### Why damage can be hidden A roof can lose a tile or lift a flashing edge and show nothing inside the house for days or weeks. Water that gets in slowly can soak insulation and framing before it ever stains a ceiling. That is one reason it is worth having the roof looked at after a hard storm, even if the house looks dry. ### Before the next storm Worn pipe boots, cracked tiles and tired flashing are all easier to fix on a dry day than in the middle of a storm. Our article on pipe boots shows one of the most common weak points to check. Q: Should I get on the roof to look for damage? A: No. Check from the ground and from inside. Desert roofs are hot, steep and slick with grit. Q: Can you do anything if it is still raining? A: We can often tarp and protect a damaged area fast, then complete the permanent repair on a schedule. Q: Can you match my tile? A: In most cases, yes. We match or closely blend replacement tile, and we can assess matching at the inspection. Q: What photos should I send? A: Photos of the ceiling stain, of any missing or slipped tiles from the ground, and of tile or shingle pieces in the yard. Q: Who do I call? A: Text photos or call (725) 502-3114. ## BLOG: Cracked Roof Tiles After Someone Walked on Your Roof? URL: https://cityseamlessroofing.com/blog/cracked-roof-tiles-after-foot-traffic/ Published: 2026-10-20 Roof tiles crack when someone steps on them in the wrong place, and a cracked tile leaves the underlayment beneath it open to sun and rain. Replacing the broken tiles soon, before that layer wears through, keeps a small repair from turning into a leak. Call or text photos to (725) 502-3114 for a free, no-pressure inspection and a written estimate before any work begins. ### Who ends up walking on your roof Plenty of people besides roofers go up on a roof. Air conditioning technicians reach the units and ducts. Solar installers mount panels. Painters reach the eaves and the walls above the roof. Satellite dish installers and holiday-light hangers work along the edges. Most of them are good at their own trade. Walking on tile is a different skill, and one wrong step can crack a tile without the person feeling it. Wind and foot traffic crack and dislodge tiles, and the cracks usually follow the path someone walked. ### Why a step cracks a tile Concrete and clay tiles are strong when the weight is spread out, but each tile is curved or ribbed and only rests on the roof at certain points. A foot on an unsupported curve, or on the edge of a tile, can snap it. People who walk tile for a living step on the lower part of each tile, where it overlaps the tile below and has the most support. Clay tile tends to break more easily underfoot than concrete tile. A crack can be a hairline you cannot see from the ground, or a broken corner that slides down into a valley or the gutter. ### What a cracked tile does to the roof The tile on top is a rain shield and a sunshade. The underlayment beneath it is the waterproofing. A cracked or missing tile exposes the underlayment to direct water and sun. Desert sun wears that layer down faster, and monsoon rain pushed by wind can get into the gap. That is why a cracked tile may not leak right away. The leak comes later, once the exposed underlayment gives out. A single slipped tile is a small repair if it is caught early. Left alone, the underlayment below it ages faster and the leak spreads. Broken pieces can also collect in a valley and send water where it should not go. ### What you can check from the ground Please stay off the roof. Desert roofs are hot, steep and slick with grit, and walking up there to look can crack more tile. Walk around the house and look up. Look for tiles that sit crooked, a gap in a row, or a broken corner. Look in the yard, on the patio and in the gutters for pieces of tile. Look hardest near the places people went: the air conditioner, solar panels, a satellite dish, the edges where lights were hung, and the wall a painter worked on. Inside, check the ceiling under that part of the roof for a new stain, especially after the next rain. Take photos from the ground, and write down when the other work was done if you know it. That record also helps if you take the damage up with whoever did the work. ### What we do about cracked tiles Tile repair is our flagship. We replace damaged tiles and reseat slipped ones, matching the existing profile and color wherever possible. We carry and source common Southern Nevada concrete tile profiles and can often match or closely blend replacement tiles. For discontinued tile we source salvaged matching tile or relocate matching tile from hidden areas and use new tile there. We assess matching during the inspection. We also look at what is under the broken tiles. We inspect underlayment age and condition during every tile-roof estimate, so you know whether the cracks let water reach it. See our residential roof repair and tile roofing pages for the full list of tile work. ### A small repair or a bigger job? A few cracked tiles caught early are a small repair: the broken tiles come out and matching tiles go in. It becomes a bigger job when water has already been getting in. If the underlayment under the broken tiles has failed, we lift the tile over the affected area, tear off the brittle old felt, install new high-temperature underlayment and flashing, and reset your original tile. If your tile roof is 20 or more years old, it is worth knowing whether the underlayment is near the end of its life. If it is, a lift-and-relay may make more sense than chasing cracks. We will tell you honestly whether your roof needs a targeted repair or has reached the end of its service life. Our article on tile underlayment in Las Vegas explains why. ### Before the next person goes up If work is planned that puts someone on your roof, ask how they will walk the tile and who replaces a tile if one breaks. Holiday lights can often be clipped to the gutter or the eave from a ladder, without walking on the tile at all. If tiles crack anyway, send the photos to (725) 502-3114 and we can tell you what we see. Q: Does a cracked roof tile always leak? A: Not right away. The underlayment under the tile is the layer that keeps water out. A crack exposes it to sun and rain, and the leak comes when that layer wears through. Q: Can you match my tile? A: In most cases, yes. We match or closely blend replacement tile, and for discontinued tile we can relocate matching tile from hidden areas and use new tile there. Q: Can I replace a cracked tile myself? A: We do not recommend it. Walking the roof to reach one tile can crack others, and desert roofs are hot, steep and slick with grit. Q: Do you repair clay tile as well as concrete? A: Yes. We install, repair and relay tile roofs, concrete and clay, and we match the existing profile and color wherever possible. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: Skylight Leaking in Heavy Rain? What Is Really Leaking URL: https://cityseamlessroofing.com/blog/skylight-leaking-las-vegas/ Published: 2026-10-20 When a skylight leaks in heavy rain, the water is usually getting in at the flashing where the skylight meets the roof, not through the glass. Hard rain and wind push water against that sealed edge, and a dried or loose seal lets it slip behind. Call or text photos to (725) 502-3114 for a free, no-pressure inspection and a written estimate before any work begins. ### What seals a skylight A skylight is a hole in the roof with a window in it, and the roof has to seal around all four sides. Metal flashing laps under the roofing on the high side and over it on the low side, and it turns up the sides of the frame so water runs around the skylight instead of into it. On a tile roof, the flashing sits under and against the tile, and the underlayment beneath ties into it. On a flat roof, the membrane turns up the curb the skylight sits on. Every one of those joints depends on a seal or a bend in metal. Desert roofs fail in predictable places, and we check them in turn, starting with the flashing at walls, chimneys and skylights. ### Why it leaks only in heavy rain Light rain runs down the roof and around the skylight. Heavy rain puts far more water on the roof at once, and it piles up on the high side of the skylight, where the water hits the frame first. Monsoon wind pushes rain sideways and upslope, into the edges that face the wind. If the seal has dried or pulled loose, water pushed against it in a storm can slip behind it. Desert sun and heat do the rest over the years. Sealants dry and crack, and rubber hardens and splits. Leaves and grit that collect on the high side hold water against the flashing. Our article on leaks that show up only in heavy or wind-driven rain covers the other places these gaps hide. ### Leaking after a new roof If the skylight started leaking after the roof was replaced or repaired, look at the flashing first. When a roof is redone, the flashing around the skylight has to be tied back into the new underlayment and roofing. If old flashing was reused, or the new layers were not lapped correctly around the frame, water can get behind them. If that roof work is still under its own warranty, call the company that did it first. ### Water on the inside of the frame Water on the inside of the skylight frame is not always a leak. On a cold morning, warm air inside the house can condense on the cold glass and run down into the frame. If it shows up with no rain, and the inside of the glass is wet, condensation is a likely cause. Water that shows up only when it rains, drips from the edge of the frame, or stains the drywall around the skylight shaft points to the roof. A cracked dome, broken glass or a failed seal between the glass and the frame is a problem with the skylight itself. ### What you can check from inside and from the ground Stay off the roof. Desert roofs are hot, steep and slick with grit, and a wet roof is worse. Inside, write down when the water shows up, how long after the rain began, and whether the wind was blowing and from which direction. Look at the glass or dome from below for cracks. Remember that the stain is rarely right under the entry point. From the ground, you may see leaves piled on the high side of the skylight, or tiles around it that are cracked or out of place. Take photos of the stain and the skylight, and text them to (725) 502-3114. ### What we do We trace the leak from the stain back up the roof. We check the flashing at the skylight along with everything else on that path, and when the roof does not give the answer away, controlled water testing confirms the entry point before we repair. Our roof leak detection page explains the process. Flashing at skylights is part of our flashing and valley repair work, along with chimneys, walls and roof-to-wall transitions. We show you what we found and why it leaks. Every leak repair we perform is backed by a 5-year warranty. If a leak we repaired returns within that period, we come back and make it right. ### A repair or a bigger job? Often the fix is the flashing. A failed flashing edge is resealed or rebuilt, and the tile or roofing around the skylight is reset. It is a bigger job when water has been getting in for a long time and the underlayment around the skylight has failed, or when the whole roof's underlayment is near the end of its life. We will tell you honestly whether your roof needs a targeted repair or has reached the end of its service life. See residential roof repair for the repairs we do, and how we find a roof leak for each step of the search. Q: Why does my skylight leak only in heavy rain? A: Heavy rain and wind push water against the sealed edges around the skylight. A small gap there stays dry in light rain. Q: Is it condensation or a leak? A: Condensation shows up on cold mornings with no rain and wets the inside of the glass. A leak shows up with rain. Q: My skylight started leaking after a new roof. Why? A: The flashing around the skylight has to be tied into the new roof. If it was reused or not lapped correctly, water can get behind it. Q: Do I need a new roof? A: Usually not. Most leaks come from a repairable spot. We only recommend a re-roof when the roof has reached the end of its service life. Q: Who do I call for a leaking skylight? A: If it leaks when it rains, start with the roof around it. Call or text photos to (725) 502-3114. ## BLOG: Swamp Cooler or AC Leaking on the Roof? URL: https://cityseamlessroofing.com/blog/swamp-cooler-or-ac-leaking-on-roof/ Published: 2026-10-20 When water comes in under a swamp cooler or an air conditioner on the roof, either the unit is making or spilling the water, or the roof around the unit is letting rain in. The unit is a job for its own technician, and the roof around it, where the unit sits and where its ducts and lines go through, is a roofing job. Call or text photos to (725) 502-3114 for a free, no-pressure inspection and a written estimate before any work begins. ### Two different leaks A unit on the roof can put water on your ceiling in two ways. The unit can make or spill water: a swamp cooler runs on water, and an air conditioner makes condensation that has to drain away. Or the roof around the unit can let rain in through a hole, a seal or flashing that has failed. An air conditioner or plumbing problem is not a roofing job. If the unit is leaking, call its technician. The roof side is ours to find and fix. Sometimes both are going on: the unit spills water, and that water finds a gap in the roof under it. ### Start with the timing If the stain grows on hot, dry days while the unit is running, think of the unit first. Condensation from cooling equipment and ducts happens in hot weather, and a cooler uses water all day. If the stain grows only when it rains, the roof around the unit is the likely source. If it grows in both, there may be two problems. Our article on telling a roof leak from an air conditioner or plumbing leak has more checks you can make from inside the house. ### Where the roof around a unit fails Every unit needs holes in the roof: a duct opening, and often lines for water, power or drainage. Each hole depends on flashing or a seal. In the desert, sealants dry and crack, and rubber hardens and splits. On a flat roof, a unit usually sits on a raised curb or a stand. The roofing turns up the curb, and that joint needs watertight flashing. On a flat roof, water that sits against it after rain, or drips on it from a unit all summer, finds any weak point. On a pitched tile roof, a cooler stand rests on the tile or is fastened through it, and the people who service the unit walk on the tile around it. Wind and foot traffic crack and dislodge tiles. That exposes the underlayment to direct water and sun. Old units leave holes behind. When a cooler or air conditioner is removed or moved, its old opening has to be closed and sealed. Unsealed penetrations left behind by old antennas or air conditioner work can leak, because the hole was never closed properly. ### Water a unit puts on the roof A swamp cooler can overflow, drip from a worn pan or line, or drain water onto the roof through a bleed line. An air conditioner's condensate line that ends on the roof wets the same spot day after day. Water that runs over the same spot every day wears at the roofing, and on a flat roof it can stand around the unit. Hard water also leaves mineral crust where it dries. Where the unit's water goes is a question for the unit's technician. What it has done to the roof is a question for a roofer. ### What you can check safely Stay off the roof. Desert roofs are hot and slick with grit, and around a unit there are wires and water as well. Inside, note when the stain grows, and whether the unit was running or it was raining. If the air handler is in the attic or a closet, look at its drain pan and drain line outlet. Standing water in the pan, or a drain line that is dripping or backed up, means the air conditioner is making the water. From the ground, look for water running off the roof near the unit on a dry day, a line dripping onto the roof, or streaks on the wall below. Take photos of the stain inside and of the unit from the ground. ### What we do on the roof side We trace the leak from the stain back to the roof and check the penetrations, the flashing and the roofing around the unit, along with the other usual suspects on that path. We check for old penetrations as part of roof leak detection, because they are a common cause of leaks that other repairs missed. When we install a flat roof, it is a reflective TPO or PVC membrane with sealed penetrations and watertight flashing at every wall and curb. See our TPO and PVC roofing page. We show you what we found and why it leaks. If the checks point away from the roof, an air conditioning technician is the right call, or the cooler's own technician. Every leak repair we perform is backed by a 5-year warranty. ### A repair or a bigger job? Resealing a penetration, fixing a flashing edge or replacing a few cracked tiles can be a small repair. If water has been running under the unit for a long time, the underlayment around it may need replacing too. On a flat roof that has reached the end of its life, or where water stands around the unit after every rain, a new reflective TPO or PVC membrane may be the better answer. We will tell you honestly whether your roof needs a targeted repair or has reached the end of its service life. Our article on flat roof leaks covers standing water and drains. Q: Is a swamp cooler leak a roofing problem? A: The cooler itself is not. Its pan, float and lines are for its own technician. The roof around it, where it sits and where its lines go through, is a roofing job. Q: How do I tell an AC leak from a roof leak? A: Timing. An air conditioner leak follows hot weather while the unit runs. A roof leak follows rain. Q: My old cooler was removed. Can the roof still leak there? A: Yes. The opening it left has to be closed and sealed properly. Unsealed penetrations from old antennas or AC work are a common leak source. Q: Should I go up and look at the unit? A: No. Desert roofs are hot, steep and slick with grit. Look from the ground and from inside, and send photos. Q: Who do I call? A: For the roof around the unit, call or text photos to (725) 502-3114. For the unit itself, call its technician. ## BLOG: Is a Roof Inspection Free? What We Check in Las Vegas URL: https://cityseamlessroofing.com/blog/free-roof-inspection-las-vegas/ Published: 2026-10-20 Yes. City Seamless Roofing gives a free, no-pressure inspection and a written estimate before any work begins. Call or text photos to (725) 502-3114 to set one up. ### What free means here The inspection is free, and so is the written estimate that follows it. We show you what we found, and you have the estimate in hand before any work begins. No-pressure means just that. Every estimate comes from a licensed roofer who will tell you the truth about your roof's condition. We will tell you honestly whether your roof needs a targeted repair or has reached the end of its service life. We believe a roof should be repaired when it can be and replaced only when it must be. ### What we check on a tile roof The Las Vegas Valley is a tile-roof town, and tile roofs are the bulk of what we work on. We look at the tile for cracks and slips from wind and foot traffic, and at the ridge mortar and the bird stops at the eave. We check the flashing at walls, chimneys and skylights, the pipe boots and vents, and the valleys where two roof planes meet. We also look under the tile. We inspect underlayment age and condition during every tile-roof estimate, because the tile can last 50 years or more while the felt underlayment beneath it typically fails in about 20. See our tile roofing page. ### What we check on a flat or low-slope roof On flat and low-slope sections, we look at the low spots, the drains and the edges, then the seams and penetrations. We diagnose ponding and drainage problems. Flat sections are common here on modern homes, additions, patio structures and older central-valley houses. See our TPO and PVC roofing page for what we install on them. ### Why Las Vegas roofs need a look Southern Nevada roofs are punished by intense UV, daily thermal cycling, and sudden monsoon downpours. Sealants dry and crack, rubber pipe boots harden and split, and felt underlayment becomes brittle. Wind lifts and slips tiles, and flash-flood rain finds any weak penetration. Foot traffic cracks tile too. Flat and low-slope roofs are where monsoon water pools, and on a flat roof with parapet walls the water has to leave through scuppers or drains. These are predictable failure points, which is what makes leaks findable and repairable. Good times to have the roof looked at are before monsoon season, after any storm that brings wind or heavy rain, and any time you see a new ceiling stain. A roof can lose a tile or lift a flashing edge and show nothing inside for days or weeks. ### If you already have a leak Then the inspection starts with the stain. We look at the inside and the outside, find where the water gets in, show you what we found, and give you a free written estimate before any work begins. If the roof does not give the answer away, controlled water testing confirms the entry point before we repair. Many leaks are diagnosed and repaired in a single visit. Read how we find a roof leak for each step. Active leaks are a priority. We can often tarp and protect a damaged area fast, then schedule the permanent repair. ### What you get afterward You get a written estimate for your specific roof. If a repair will solve it, we say so. If the roof has reached the end of its service life, we say that plainly too and explain why. Leak repairs are backed by our 5-year leak-repair warranty. For full re-roofs, we review the exact warranty terms with you in writing at the estimate. For HOAs and property managers, we provide written assessments, clear scopes and photo documentation. See residential roof repair for the repairs we do and roof leak detection for how we trace a leak. ### How to get ready Write down when any leak shows up and what the weather was doing. Take photos of any stain inside. Move belongings out from under a wet spot. Please do not climb onto the roof yourself. Desert roofs are hot, steep and slick with grit. Text photos to (725) 502-3114 and we can often tell you a lot before we arrive. We serve all of the Las Vegas Valley, plus Boulder City and the Moapa Valley and Virgin Valley to the northeast, including Mesquite, Overton, Logandale and Glendale. Q: Is the inspection really free? A: Yes. We give a free, no-pressure inspection and a written estimate before any work begins. Q: Do you check the underlayment on a tile roof? A: Yes. We inspect underlayment age and condition during every tile-roof estimate. Q: Do I need an inspection if my roof is not leaking? A: It is worth one before monsoon season, after a hard storm, or if your tile roof is 20 or more years old. A pre-monsoon inspection catches small problems while they are still cheap repairs. Q: Will you tear into my roof to inspect it? A: Most of the time, no. We only open up roofing where the diagnosis requires it, and we explain before we do. Q: Who do I call? A: Call or text photos to (725) 502-3114. ## BLOG: Flat Roof Leaking Where It Meets the Wall? Parapet Leaks URL: https://cityseamlessroofing.com/blog/parapet-wall-leaks-flat-roof-las-vegas/ Published: 2026-10-20 When a flat roof leaks where it meets a wall, the water is usually getting in at the joint: the flashing where the roofing turns up the wall, the cap on top of a parapet wall, or a scupper through it. Water runs down the wall or stands against it, and any gap at that joint lets it in. Call or text photos to (725) 502-3114 for a free, no-pressure inspection and a written estimate before any work begins. ### Why the wall joint is the weak spot A parapet is the short wall that rises above the edge of a flat roof. Where a flat roof meets a parapet or the wall of the house, the roofing has to turn up the wall and be sealed at the top of the turn. A strip of metal or a sealed edge above it keeps water from running down behind it. The top of the parapet has its own cover, the parapet cap. Every piece of that joint is a lap or a seal, not one continuous sheet like the open roof. In Las Vegas, flat and low-slope sections are common on modern homes, additions, patio structures and older central-valley houses. Homes that mix steep tile with flat and low-slope sections, parapets, and complex transitions have all the classic leak locations in the desert. ### Where the joint fails in Las Vegas Sun and heat. The flashing and sealant at the top of the turn-up face the sun all day. Sealants dry and crack, and the edge pulls loose. Daily movement. The roof and the wall heat up and cool down at different rates. That movement works at the joint until a seam opens. The parapet cap. Seams in the cap open, fasteners loosen, or the seal under it fails. Water gets into the top of the wall, runs down inside it, and shows up below the roof line. Cracks in the wall. A crack in the stucco or block of a parapet lets water into the wall behind the flashing, so the roof can look fine while the ceiling still stains. Wind-driven rain. Monsoon wind drives rain against the wall and down into the joint at its base. Roofs with no parapet can leak at the edge for the same reason. The edge metal is a lap over the roofing, and its seal dries out. ### Where an addition joins the house A flat roof on an addition, a patio structure or an enclosed room often meets the house at a wall, or under the edge of the main roof. That tie-in is a roof-to-wall transition. If its flashing was never done right, or water from the main roof pours onto it, the leak shows up right along the wall the two share. Look for a stain on the ceiling that runs along that wall, or a stain on the wall itself just below the ceiling. ### Scuppers and drains near the wall A scupper is an opening through the edge wall of a flat roof that lets water run off. Where it passes through the parapet, the roofing has to be sealed around the opening on every side. When that seal fails, water that should leave the roof goes into the wall instead. A drain has a seal where the roofing meets the drain. A leak right around a drain is often that seal rather than the pipe below it. Standing water and clogged drains are a separate problem, covered in our article on flat roof leaks: ponding, seams, scuppers and drains. ### What you can check from the ground Please do not walk on the roof. Look from the ground, from a window or from the yard. Inside, notice whether the stain runs along a wall, sits in a corner, or shows up on the wall below the roof line. Outside, look at the parapet for cracks, stains or white streaks running down from the top, and for a cap with gaps or loose pieces. After rain, look at the scuppers. Water coming out of the wall below a scupper, instead of out of the scupper, points to the seal around it. Take photos inside and out. Send the photos to (725) 502-3114 and we can tell you what we see. ### What we do We trace the leak from the stain back to the roof. Along a wall, that means the flashing, the cap, the scuppers and drains, and anything that goes through the roof near the wall. If the roof does not give the answer away, controlled water testing confirms the entry point before we repair. See how we find a roof leak. We detail parapet caps, complex flashing, and penetrations, and install reflective TPO/PVC membrane on flat and low-slope sections, the spots where these roofs most often leak. Flashing at walls and roof-to-wall transitions is part of our roof repair work. We show you what we found and why it leaks. Every leak repair we perform is backed by a 5-year warranty. If a leak we repaired returns within that period, we come back and make it right. ### A repair or a new membrane? A failed flashing edge, a cap seam or a scupper seal is often a repair. A failed flashing edge is resealed or rebuilt, and a failed seal is redone where it gave out. It is a bigger job when the roofing along the wall has worn through, or the whole roof has reached the end of its life. Then the lasting fix is a properly installed reflective TPO or PVC membrane with correct slope-to-drain detailing, sealed penetrations, and watertight flashing at every wall and curb. The seams in these membranes are heat-welded into a continuous surface. Where the roof will not drain because of its slope, we can look at correcting the slope where that is feasible. We do not install spray foam or torch-down roofing. If your roof currently has foam or torch-down, we can assess it and talk through a membrane re-roof. See our TPO and PVC roofing page. Q: Why does my flat roof leak along the wall and not in the middle? A: The open roof is one continuous surface. The joint at the wall is a lap and a seal, and sun, heat and movement work at it every day. Q: What is a parapet cap? A: The cover on top of a parapet wall. If its seams or the seal under it fail, water gets into the top of the wall and can show up inside below the roof line. Q: My flat roof leaks where the addition joins the house. Why? A: That tie-in is a roof-to-wall transition. If its flashing was never done right, or water from the main roof pours onto it, it leaks along the shared wall. Q: Can it be fixed without a new roof? A: Often, yes. A failed flashing edge, cap seam or scupper seal can be repaired. A new membrane is for roofs at the end of their life. Q: Who do I call? A: Call or text photos to (725) 502-3114.
